While it doesn't constitute "seedy", this hotel definitely does not live up to a 5 star rating. Cleanliness is low on the list, with bathrooms having spots of goop and dirt on the floors, dirty cushions on the seats, dirty light switches. The lobby is virtually non-existent, as the only seating is for the coffee shop, and dingey. Amenities are few - if you want to have a glass of wine outside on the few outdoor tables, forget about it, you can only drink inside the non-descript hotel bar that could just as easily be in Detroit, and hotel service is pretty bad. The hotel is also very isolated, extremely far from the center of town or any of the things you'd like to see or walk to in Alexandria (it's a good 30-40 minute cab ride to the Biblioteca or the Fort of Quaitbay), and walking around the streets around the hotel is really a waste of time, unless what you'd like to see are overflowing dumpsters and abandoned buildings. The hotel has a small beach that is relatively clean, but it doesn't connect to any of the other beaches, so don't plan to go walking along the beach, unless you'd like to retrace your steps over and over again. The only saving grace for this hotel is that it is across the street to the entrance of the Montazah Palace gardens (by the way, it is NOT in the gardens, as suggested by some of the other comments posted here).
