Adorable hotel "sits on the edge of the Eastern bank of great Ayeyawaddy river and near one of the sacred stupa, Gawdaw-palin and next to Bagan Archaeological Museum."
I've stayed in a Deluxe Room, overlooking the river and the mountains and pagodas - "installed with large glass window with spectacular view (...) Interior decoration and all furnitures are traditional style, 100% teak wood and all are handmade."
A Great experience I absolutely recommend! The best in the Bagan Old City with great views and relaxing ambience. A bird santuary place. Wonderfull breakfast in the fabulous gardens overlooking the river.

This is a popular hotel in Bagan, with an unrivalled location. The deluxe river view bungalows are best, as from the adjacent terrace you have a perfect view of the sun setting over the Irrawaddy . The restaurant serves good food and has a nightly traditional puppet show. The hotel is set in beautiful gardens and if the weather is good, breakfast is served in the garden. The recent addition of a swimming pool has ensured that this property remains the best choice in town.

Our room is in front of the Ayeyarwaddy river.

"Hot Air Balloon trip in the morning"
Very early in the morning (around 5:00am) we left our hotel and got on a hot air balloon!
It was more stable than we imagined... so we were not scared at all.
This is the scenery from the balloon.
We flied quite high!

Accommodation Help

I'm seeking suggesstions for good clean and comfy hotels in Yangon, Bagan, Mandalay and at Inle Lake that would be good for a couple in their 50's and at about the $30-40 bracket. We hope to spend about four nights at each location and like to walk to nearby attractions, cafes, markets etc.

Here are the recommended hotels within your range.
Yangon : Panorama Hotel ( city center )
Bagan : Thande Hotel, Golden Express Hotel ( both are in the archaeological zone, GE is closer to Nyaung U )
Mandalay : Mandalay City Hotel
Inle : Inle Resort, Sky Lake Resort, Paramount Resort ( all are in the lake )
Amazing Nyaung Shwe, Paradise Hotel ( Nyaung Shwe, On shore )

Do keep in mind that not all attractions are necessarily within walking distance. But taxis are relatively cheap (though some can be really in bad shape). And once you've left Yangon, there are bicycles (Bagan and Mandalay especially), boat (Inle) to get you around.

I can only speak about the places I stayed when I was htere a few years ago, snd Iwas almost 50 at the time! All are within your price range, and I was satisfied with them.
In Rangoon, the Motherland 2.
Bagan, the Aung Mingalar in Nyaung-U, friendly staff there and very relaxing bungalow style accomodation.
Mandalay, the Royal Guest House. I also stayed at the Unity but ofund it overpriced for what it was so avoid that.
To visit Inle Lake, I stayed in Nyaungshwe as the lakeside resorts tend to be pretty expensive, and I liked the Teakwood Guesthouse, although the owner can be a little pushy about trying to sell trips etc. The accomodation itself was spot on, though.

Inle Lake: I like Golden Island Cottage 2 - with bungalows on stilts right on the lake. It's at the high end of your budget, but it's definitely a unique experience. I stayed for only a night, but I would stay for another night if i could.

A hotel i love in Yangon is the Okinawa. Small (6 rooms) and cheaper than you want to spend but a very nice little place almost next to Sule Pagoda. Another that is nice Beauty Land 2 (around $30 for nice big room) which is walking distance from Shwedagon and across the road from Kandawgy Lake
The Panorama (in Yangon)has a great breakfast (asian style). If you decide to go there, make sure you have a room on one of the top floors. The lower floors have quite a bit of street noise.
In Mandalay i agree that the Royal is very good (or used to be at least...(haven't been to Mandalay in a while).
