Marina Court Resort Condominium
Marina Court Resort Condominium is adjacent to Promenade Hotel, a sister property. A resort living in the heart of the city. An ideal accommodation for large family & travel groups but easy on your budget.
Guests are allowed to use some of the facilities in the adjacent Promenade Hotel at no charge, such as gym, sauna, jacuzzi & swimming pool.

Promenade Hotel
A good 4-star hotel in KK city. Warisan Square shopping mall, waterfront, Filipino Market, pubs, Ocean Seafood Village are all within walking distance.
Check-in service is a bit slow might be due to the large crowd during Easter Sunday. There's a tour desk to cater for your travel needs. You can arrange any day trip to Kinabalu Park, Poring Hotspring or White Water Rafting. The lobby lounge has a band to entertain guests every night with some evergreen favourites & piano tunes. Have your welcome drink and immerse & relax yourself in the soothing ambience.
The Cafe Promenade serves a good variety of buffet lunch or dinner. As it is attached with a swimming pool, you can have you meal by the poolside or organise BBQ party. However, the swimming pool lacks a bit of privacy as it is very close to the hotel's main road and it's only surrounded by some trees & shrubs.
My room is bit stuffy with lingering tobacco odour. The air-con is really strong enough to make you shiver at night. Be sure to pull up your blanket and get yourself warm. Do request for sea view or else your room is only seeing blocks of apartment or building structure.
Unique Quality: A 4 star international business class hotel nestled in the heart of Kota Kinabalu city. Just 10 minutes away from the International Airport, this 451 rooms / suites hotel, offers comfortable accommodation, friendly services and ample facilities to its guests.
F&B outlets are Cafe Promenade, Dynasty Restaurant, Le Rendezvous Wine, Cigar & Karaoke Bar, Lobby Lounge & Deli Corner.
The sister properties are Marina Court Resort Condominium, Promenade Hotel Apartment & Colonnade Condominium.

Great sized condominium for a family/group
Five of us stayed at centrally located Marina Resort Condominium in a 3 bedroom apartment / condo. It is under the management of Promenade Hotel Apartments. There was 1 large queen ensuite, 1 double bed, a twin bedroom and an extra bathroom. The website stipulates RM288 ++ per night per apartment (AUD$104). The " ++ " means add an extra 15%. We paid RM288 x 4 nights via credit card, but when we arrived at reception, we were charged an extra 15% which I think should have been added to the cost when we paid by credit card initially. A nice place to stay. Minimally equipped kitchen. Has a dining area and a comfortable living area with TV. Room service came late in the afternoon.
Unique Quality: Nice large pool. Close walking distance to Centrepoint shopping centre.

RAT HAVEN
I definately WOULD NOT RECOMMEND staying at the PROMENADE HOTEL APARTMENTS (note: this is not the higher star and more expensive Promenade Hotel next door) at Api Api Centre in Kota Kinabalu. I was staying there last week, and guess what? Had some uninvited guests over.. RATS! Just look at the surrounding area, its filthy, and its rat haven. There were rats outside, and they came into my apartment. I stayed at block 1 (nearest to Centrepoint). This is definately a building maintenance problem.

I've been here 3 times and I do not see why I should stay elsewhere. This hotel is in the middle of the city centre, far from crowd but within walking distance to the filipino market and also Centre Point of KK. Ask for deluxe room facing the Ocean for such amazing sunset view...
The hotel staff is friendly and food is great here too.

Value for money & views
Promenade is a good cross between a good hotel and a budget hotel in terms of price. It offers you a good view of the sea if you get the right room and is located very close to Wawasan Plaza and Centre Point and the new Warisan Square shopping centres. Rooms are quite nice, and it's fairly new so it certainly won't be run down. Very near the new party area too, called Waterfront.
Unique Quality: Views, if you get the right room.

I was here for 3 days in June, 2006. Nice hotel, good location. Pool was being renovated at the time, but was still usable.

Cheap studio ....
O...I would said this building outside it is ok but when u gonna go to the room u will finsir teh pathway it so horrible...that u will not thinking of staying there but actually inside is so nice..and clean...with hotwater, kitchen, AC room and a big space..that I was staying with 3 frens...for RM 80....
