Nice location, reasonable price
My partner and I stayed in Mito's place in 2010. We had a bad first impression because the neighboring establishment's generator was creating so much noise and there was no water inside our toilet. The staff was a bit slow to address our concern which almost ruined our first day. But things worked out. The place is basic, the staff is ok. I was told that this place used to be at the beachfront but when we were there, it was at the back of Starbucks. I would recommend this place if only for the great location is right smack in the middle of the action. The price was also very reasonable. The best thing for us was the fact that we could request for beach chairs, tables etc, enabling us to literally stay on the beach all day and night. And since the beach front is very near Mito's Place, it was not a hassle to go back and forth to our room.
Unique Quality: Very near the beach. Nice location, it's easy to go bar-hopping or going to different nearby restaurants. Since it's basically in the middle of the whole long stretch of beach, it's very easy to explore all the stations from 1 - 3.

I would say the rooms were clean and more modern compared to some resorts which were older. When we stayed there in 2008/2009 there was an open space outside our room but now I think there are also structures built in front.

Beachfront Hotel in Boracay, near Pats & Bom Bom
After finding out about this hotel on www.boracaydreamisland.com (BTW, they have a lot of useful tips on Boracay!), I was reluctant to stay here at first since there were no reviews. However, after some eearch I found out the hotel is apparently under new management and received a name change, It was formerly known as Serina's place. They have added a third floor with a great view of the beach and also some native looking rooms (on the outside) that are very modern (on the inside).
While the hotel doesn't have a lot of extras. It had all the basics I expected as an American... Hot Water, Air Conditioning & a 32" LCD TV (Okay not a basic, but a nice thing to have on those rainy days in the Tropics!).
The staff was very friendly and the rooms were very clean as well. The beach was nice and quite as there are restaurants next door to the hotel and it is not jammed right up next to another hotel. A Mexican restaurant next door provides the music for the beach, sometimes the music isn't so good, however, their tacos were great.

Also the garden room had a large bathroom that was not the usual "water closet" we see overseas. No pool here, but the ocean was just steps away. Great location if you ever get hungry or feel like hanging out partying as it is close to restaurants, clubs and bars.
