I checked this place out this morning and it seemed to be fine, no rooms were available as business was good. If you walk out of the airport the guest house is 100 metres along the road opposite the main exit. There is a neat little row of rooms and a pleasant outdoor sitting area where you can enjoy breakfast. All the local tours can be made here too.
This hotel opened up a year ago and although it is not in the best location it has good facilities including swimming pool, gym, spa, cafe, bar, conference room, car hire and souvenir shop. Each room has hot and cold water, cable TV, mini bar, A/C, coffee maker, hair dryer and phone.
This place opened up recently and at 1500 for the cheapest double seems quite reasonable. All 30 rooms are air conditioned, spacious bathroom and flat screen tv with cable.
Circon Lodge was one of the first hotels in town and is conveniently located next tk Mendoza Park. Rooms are a/c but the problem of this place would be the noise from the traffic.
You will find this pension house on a side street in Manalo st, opposite Tropical Sun. It is mainly for locals but gets a fair share of foreign tourists. Rooms include bathrooms and there is a travel agent next door. The same people who run the place have 9 small apartments across the street in a nice little compound that can be rented daily or monthly.
This is an Italian run place a couple of hundred metres from the airport if you turn to your right. The beauty of this place is that all the rooms are encircling the small swimming pool and the restaurant is at one end of the pool. Outside in the garden they have two circular bars that are open until the early hours of the morning. Food is good here but a little pricy for my liking, but the owner Eduardo is a friendly guy.
This neat little pension house is just off of Rizal Avenue in a quiet cul de sac on the left, sandwiched between Equss and Air Philippine office. prices are reasonable and there is a choice of rooms, a/c or fan. There is a quiet little terrace outside where you can have a few beers or a meal.
Mila's Canuck is in San Jose, a small compound with 4 or 5 native bungalows to rent per night or per month. Terry is the Canuck (canadian) and is a very likeable fellow, will share a beer with you anytime and a good source of information regarding the Island. There are 4 or 5 bungalows in a beautiful garden with many flowers and trees, and the owners will provide meals if required. Mila is his wife and not a bad cook, and a matchmaker too!!!!
IF there are a group of you and fancy a real special treat drive north to km 82 where you will find SURISE MANSION. The mansion belongs to a Gary (A Brit) and Josie who built the place a few years ago and now rent the place out at a nightly rate of 7000 pesos. This will get you 5 bedrooms, use of the kitchen (they will supply meals at a cost), billiard table, infinity swimming pool, large screen TV with many movies. No problem to bring your own drinks or you can purchase at the mansion. There will be no other customers there, just your group. From the house their are steps leading down to a beach where there is a deck to relax, and it's not bad for swimming.
The hotel picked us up at the airport and took us a quick 5 minutes to get to the hotel which is also just a few blocks from the city center. It is quite accessible to transportation and just a few minutes walk to restaurants. The rooms are big enough for the three of us sharing the room and I should say choosing to stay at this hotel is a perfect choice. Its simple and just quite the place a backpacker should go to.
This hotel is very cozy and quiet despite being near the city center.
We went here last April 2011, NOT a recommended place... we had a small room (it should be ok since we will be on tour during the day and we will only be sleeping at night BUT the room was a breeding ground for mosquito we had to buy a mosquito repellent besides our OFF lotion).
On the second day was the worst. This is the whole story, we had an arrangement supposedly December but we ask the owner if we could be moved to an earlier month since we purchased our ticket separate from their package tour(hotel accommodation with tour) and she agreed. On the our second day after our tour when we got back to the hotel the staff has just told us that our things were moved because the were a family that was supposedly scheduled on that day and our schedule since we got there earlier was not that room. What got us mad is that they took our baggage and stuff WITHOUT even notifying us! this is a big NO! NO! to a guest. whats worse... some our of things were thrown because the housekeeping (according to them) were told that the room is checked-out! Good thing before we got out for the tour in the morning I place our travel documents and Passports inside our bag, otherwise if they are not checking our passport and other documents are also thrown!

This pension house is very affordable, 1 double bed rm cost 1100php, while twin bed 1200 rm has hot and cold shower, air conditioned and cable tv and breakfast. Clean and spacious room. Very accommodating staff.
Each of rooms has desktop computer. Although there's a rental fee if your going to use the internet, however it's for free if only your going use this to transfer or back-up your pictures from your trip (which is very important). If you are going to take home some fresh fish you can ask their staff to pack or prepare for it as your luggage, much cheaper as it will only cost you to buy an ice rather than doing it in the market.
If your on a tight budget and looking for an affordable place yet good service, i would really recommend this place.
I chance upon their email add on a certain PPS website, its sad that they dont have their own website, anyway. We stayed here for 4 days and 3 nights, we choosed the twin bed that is good for 3 pax for only 1200. Not bad huh? airconditioned, with cable tv, hot shower, not only that, with free wifi , free breakfast meal and free roundtrip airport transfer! where else could you find so affordable guesthouse?
Its nice too that its just 3 mins away from the city proper. You could just take a tricycle for only 7 per head.
The staff are so accomodating and friendly, since our itinerary started as early as 7am we informed the staff to have our bfast set at 6.30am.. they very much oblidge.
