I stayed in one of the French colonial styled hotel on my first night in town, but then accidentally stumbled into the owner of the Minh A Guest House which sits adjacent to the central market in town. The house itself is the family home, but has about 5 rooms for rent at about $10/night at the time. I think it was well over a hundred years old, and built and maintained in the traditional Chinese architecture that was brought to Hoi An long ago when they traded there. The owner also hooked us up by taking and showing us to some of the oldest places in town to get bites as well.

Deluxe room is nicer with computer in room. Nice small swimming pool & gardens , flower blossom give you a nice stay.
Free shuttle bus to the beach every day. Free bicyles for guest in house.

Unique Quality: I passed by this lovely old guesthouse on my last day in Hoi An. I was leaving that noon, so I couldn't stay here, but I went for a quick visit (pretending I wanted to see a room) and I felt very sorry for not having found it the previous day...
This little guesthouse is located in a 2 storey traditional chinese house by the market. It is all decorated in dark woods with chinese decoration, and managed by an old Hoi An family.
The "rooms" are separated by panels, and seem to have been the same room once, now divided. They all share a common bathroom.
It is the guesthouse you would expect to find in rural 19th century China, everything in wood, huge beds, a nice patio...

Just on the edge of Hoi An, as I was staying over Christmas I decided to book into a higher class hotel. At €42 per night for the "special room" this hotel was absolutely superb, the staff friendly and the facilities great. The ambiance of the hotel was excellent, the staff were really laid back.
The Ancient House Resort in Hoi An is the perfect place to stay if you want to be close but not directly in the center of town (it's an easy 7 to 10 minute walk). The hotel has its own shuttle to both town and the beach (about 4 km away). At the beach, the hotel runs a restaurant and as a guest they will provide you with towels, umbrellas, and chairs. They also have a very helpful concierge service which can arrange trips to the Marble Mountains, My Son (ancient Cham relics), and other local attractions.
The setting is tranquil and the staff at the top of their game. After arranging to be picked up at the Da Nang airport in advance, we were welcomed by name upon arrival. Our room was simply divine and felt like a cross between a loft and a bungalow. It was beautifully designed, spacious, and immaculate. Prior to entering our room, the staff asked us to wait in the lobby, providing us with watermelon juice cocktails. We entered the room to find fresh flowers on the bed, fruit to eat, and personalized notes welcoming us. The hotel grounds were equally luxurious set amidst a series of smaller buildings each housing a few rooms, and all with balconies. The resort also boasts a large swimming pool. Breakfast was included with our stay and there were a myriad of both Vietnamese and Western choices to choose from. All were high quality and very tasty. And all of this at $60 (USD) per night. Simply heaven.
P.S...their website (especially the photos) does not do the hotel justice so do not let this put you off.

Hi, Ancient House is on the way to Cua Dai Beach but nearer from the old town.
Called Ancient House cause there is an real ancient house - 200 yrs old in the centre of the Resort.
Deluxe room are nicer facing the garden. It's cute resort.
