Staff is the most rude I've ever seen in South-East Asia, and that is an accomplishment!
The aircons in the two rooms we had did not work. The lock on one of the rooms broke and it took them 30 minutes to get us into the room.
In addition to this, the hot water in the room did not work either, and we already changed one of the rooms because in the other the bathroom smelled like a sewer.
Don't ruin your visit to Hoi An, DO NOT STAY HERE!!!
After a rotten trip on the overnight bus from Nha Trang, we were dropped just outside of Hoi An and had to stagger into town to find a room. We hadn't been able to pre-book on this occasion. We were stopped by a guy on the street who asked if we were looking for a room, so we followed him and were quite happy with this little place. As usual, we had to take a room with one double & one single bed. Our room was on the first floor and we had a kind of little balcony outside our room door which was handy for hanging out a bit of washing. Room number 213. The usual TV, fridge, aircon and for US$21 for the room for the 3 of us (including buffet breakfast at the restaurant across the street) you can't go wrong!
Unique Quality: This was the only place in all of our travels (we stayed in real budget places) that we had a pool! Yay! So nice to cool off after a day's wanderings.
Directions: 2 blocks north of the Japanese covered bridge
The room is very ok. It's clean and comfortable. But the hotel receptionists was some kind of rude and flirt. That's why I can't stand it.
When I arrived at this hotel, the night manager, Mr. Minh, sat down with me and showed me a map of Hoi An. He explained the best places to see in town and where to find services such as internet. All in perfect English. I also saw him with another customer speaking French.
Unique Quality: This is a very cheap full featured hotel in the center of Hoi An. The busses from Ha Noi and Nha Trang make this their first stop, so transportation is easy.
The hotel is air conditioned, has a reasonably good breakfast, cable tv and an attentive staff. All this for $10.

The hotel was just open when we arrived there and they were glad to welcome new guests.
It helped us to negotiate the price.
We got a double for 10 US$ with private bathroom, towels, soap, toilepaper and airco
Nice and friendly staff
Nice courtyard where you can have breakfast , lunch or supper.

Directions: Very quiet, 5 minutes walk from centre
Read about it in my book, and it happened exactly this way. You arrive with the bus and they promise you to bring you to your hotel, but if you refuse to stay in one of the 2 hotels they offer you you'll hear: go out of the bus.
Finally we took a doble in the first offered hotel Thien Trung.
Unique Quality: The rooms are good value, the pancake nice, but perhaps you´ll have a couple of agues with the stuff. Pay in $ as they charge fee if you pay in Dong and nobody tell you this before.
