Wonderful cliff resort with a cave

Great (4.0 of 5.0 stars)
by written on October 9, 2010

A really nice spot on the old Awee Maway Resort place, Xtabi (ex-ta-bee) has a great restaurant, a cave from which you can swim out into the bay (sometimes they set up a bar down there!) Lots of weddings have happened here, it is so pretty. Coyyages dot the cliffside surrounding the bay, most with semi-private patios and sea access ladders. The new manager, Hans, says that cottage #1 would be appropriate for some nude use, it is facing away from the main resort. Otherwise, varying sizes and locations for the cottages. They have a weekly rental program that saves a few $$$ , in the off season from $350 for a garden view room with A/C, to $805 a week for an oceanside cottage---a little over $100 per night for your own cottage! Free wifi but taxes are not included.
Right now there is a special on their website for a seafront cottage for 2 people, including breakfast for 2 and transfers from Mobay for $1009 until December 14 2010---a really good deal, highly recommended. Transfers are running $100 each way now......so basically you are getting free breakfast and a really good deal!
Great statuary around the grounds!
updated April 2011----
Still a wonderful spot on the Cliffs of Negril.....

Unique Quality: cliffside---beautiful property, good restaurant

Relaxing Retreat in Jamaica

Xtabi was a great place to stay. It's located a few minutes up the street from the beach and near all the popular attractions. The staff was very friendly and helpful, the room was spacious and comfortable, the restaurant was convenient and affordable, the cliffs and caves were a lot of fun, and the bar was a cool hang out. I definitely enjoyed staying on the cliffs instead of right on the beach and if we ever needed to go anywhere Champion our taxi driver was always ready to go waiting by the entrance. Xtabi is also just a great place to check out for the cliff jumping, caves, restaurant, and bar scene if you're staying somewhere else in town. Enjoy Negril!

Unique Quality: Great views, caves to explore, cool bar scene, cliff jumping, cottages on the cliffs, pool

Directions: West End Negril near Rick's Cafe and the lighthouse

Horrible Hotel

Terrible (1.0 of 5.0 stars)
by written on October 22, 2009

First, let me say that I have stayed at many 2 star hotels over the years and I understand that for $75 a night, you shouldn't expect much. But, this is by far the most rundown, dirty, and pathetic hotel that I have ever stayed in. There are insects everywhere, including the beds, bathrooms, and restaurant. There are screens on the windows, but they have lots of holes so the mosquitoes and anything else that wants to crawl in have no problem getting into your room. The locks on the doors are from the 1950s and there is no way that they are providing any sort of safety. You can get a room safe for $5 a night and I highly recommend it, since there are some very shady characters who hang out at the bar and wander around the property.

Xtabi conveniently forgets to mention anywhere in their brochures or on their website that there is a very busy highway running through the middle of the resort. Lighthouse Rd., which carries tour buses, trucks, and speeding cars at all hours of the day and night drive right through the property between the restaurant and the reception area. Vehicles traveling 60 miles an hour go directly through the property, and you are taking your life in your hands trying to get from one side of the hotel to the other.

They also conveniently forget to mention that all the swimming platforms are falling apart (much like the entire hotel). So, swimming in the sea is extremely dangerous since you need to rely on rusted ladders and broken handrails. They also don't tell you that you should bring your own towels, toiletries, and bedsheets. They do provide towels and bedsheets but they are really dirty and you wouldn't want to use them. I am sure that the bedsheets in my rooms were never changed before I checked in because there were hairs and stains on the sheets when I first arrived.

This was not my first trip to Negril, and I highly recommend Negril as a place to visit. However, there is no way that I would recommend this hotel to anyone. Even if it had major renovations it will always have a highway going through the middle of it. I feel sorry for some of the staff, particularly Donovan the bartender, because they are trying, but it is impossible to make guests happy when it is so obvious that the owner is just concerned with making money and doesn't care about the customers.

Very, very cool place

My wife and I have travelled the world and stayed in some of the most amazing resorts, but none compare to Xtabi. There are more luxurious places to stay on the cliffs of Negril, but there are none more beautiful. I wanted to stay at Xtabi ever since I read about it in a biography of Keith Richards, who stayed at Xtabi in the 1970s. The caves beneath Xtabi were film locations for the movies 20,000 Leagues Under the Sea and Papillon, so the place definitely has character.

Unique Quality: The bar and restaurant are outstanding. During the day, it is a casual setting for a great lunch. At night, it becomes a very hip place with the best seafood in Negril. We ate most of our meals at Xtabi, but there is an interesting natural foods restaurant across the street that I highly recommend as well.

Accomodations range from a basic room on the garden side, which is clean and cheap, to beautiful sea front cottages with amazing views and private swimming platforms. We stayed in Cottage #2 on the sea front and enjoyed every minute of it. The staff are fantastic and they really make you feel "irie".

Heaven on the Cheap

Best (5.0 of 5.0 stars)

For travelers who want to soak up the bliss that defines Negril but not spend a fortune on accommodation, Xtabi on The Cliffs is the ideal place to stay.

Nestled among the jagged cliffs that line Negril's West End, Xtabi is a small, intimate and rather quaint resort that boasts a nice variety of clean and spacious rooms to satisfy all budgets, and efficient, friendly service from the receptionists, management, and restaurant staff. Half of the property is located across the road from the sea, where standard but comfortable sleeping rooms are set against lush gardens and a well-kept swimming pool. If you are budget conscious, book a standard room in this area of the resort. The upper floor rooms are splendidly airy with high ceilings and balconies, some with views of the sea. Lower floors all have verandas that step out into the resort's gardens. This feels remote at first, but once you cross the road and get a glimpse of the view, you probably won't be spending much time in your room anyway!

The cliff-front side of the resort is freckled with funky, colorful cottages that sit atop the island's ledge, all surrounding an appealingly mellow bar and restaurant space from where you can lazily waste away the entire day, then enjoy a banana daquiri as you watch the sun spectacularly fall into the turquoise waters of the Caribbean Sea. Sturdy ladders are built into the cliffs, offering an easy path to climb down into the cool water and explore the many sea caves and reefs below. If you are feeling adventurous, you could just dive right in - as long as you are given the "OK" from Andrew, Xtabi's hunky, daredevil watersports and diving guru, that it is a safe point from which to dive.

I was with a friend, and as two female travelers we felt completely safe and secure at Xtabi. We would often leave our personal belongings on lounge chairs when off snorkeling or swimming, and never once feared that something would get stolen. We felt as though the entire staff was looking out for us, and was helpful and kind if we needed anything at all.

As well, we appreciated being able to walk nearly everywhere we went. West End Road is not nearly as dangerous as some have made it out to be; from Xtabi we walked with ease to many of the surrounding resorts, food stalls and restaurants - including to the gorgeous Rockhouse Hotel. Of course, as you would anywhere, be safe and look both ways before crossing the very busy road!

All in all I loved Xtabi, and would highly recommend it to all future visitors to Negril.

Unique Quality: -Great sunset views
-Gorgeous, octagonal bar of gleaming wood, with great drinks, comfy couches and games of checkers, chess and darts
-Nice swimming Pool
-Fantastic cliff-diving and snorkeling, and tons of sea caves worth exploring
-Very good restaurant with tasty and fresh food

Directions: Lighthouse Road, West End of Negril

A Stunning Location

Best (5.0 of 5.0 stars)
by written on May 8, 2006

A couple of friends of ours clued us into one of the best kept secrets in Negril. Far from the bustle of Seven Mile Beach, the quiet stretch of cliffs overlooking the Caribbean offers a true break from the daily pace of life. Xtabi is a mid-size resort with an intimate feel. With a popular restaurant and bar perched above the sea, a generous pool, and comfy rooms and cottages, Xtabi is a perfect getaway. From check-in until check-out, the staff at Xtabi never failed to please.

Unique Quality: You have to experience Xtabi's caves to believe them. Descending steps from several locations on the property, short passageways lead beneath the cliffs and into spacious natural caves that open onto the blue Caribbean. Dive from one of the "sunning rocks" or wade onto a white sand beach from the mouth of a cave.

Rooms are pleasant and comfortable. Each has either air conditioning, a TV, or a kitchen (but, seemingly, not all three) and range from motel style to individual cottages.

One of the things you expect in Jamaica is a "Soon Come" attitude. But at Xtabi, when they say the restaurant opens at 8am for break fast, it actually opens at 8am! And though the bar officially closes at midnight, they won't close until the last customer goes home.

(Prices noted below are for LOW season, beginning April 15th, and a GREAT bargain.)

Directions: South of the Negril rotary, about three miles along Lighthouse Road.

Xtabi on the Cliffs (Meeting place of the Gods)

Great (4.0 of 5.0 stars)
by written on October 21, 2005

Awesome!!! Xtabi, means Meeting place of the Gods. Motel and small cottages on one side on the street and cliff side cottages across the street, along with the bar and restaurant. Many caves on and under the property, with a small beach area inside one of the caves. Cliff diving and snorkeling. You can rent fins, mask and snorkel. You can rent these from JOE. The coolest older guy who lounges by the cliff side patio area. The nicest people work there, They are like family to us, after two trips there. Cherry, she will braid, or weave your hair, give you a aloe massage if you get a little too much sun. She and her sister make crocheted bikinis, and other handmade items to sell. Joe, and Cherry and two other ladies came to our cottage and cooked a big lobster dinner including local Jamaican dishes. They prepared a huge meal for 7 of us, it was delicious!! Great food and drinks at the restaurant. Gerald, the bartender was cool as well. We will always go back there, when we get a chance.

Unique Quality: Fantastic views on the cliff side, the blue green water, coral reefs and plenty of sea life, great for snorkeling. The most beautiful sunsets I have ever seen. The cottages are unique for the hand carved woodwork (as seen in photo), as well as the unusual architecture of the bungalow cottages with upstairs lofts. Fully equipped kitchen and dining area. Our accommodations included private access to cliffs with large deck and stairs down to another large area for sunbathing, swimming or just relaxing with a drink. Beautiful flora and fauna landscaping, and statues all around the property. The caves are amazing and a must to check out. There is a swimming pool across the street, but we never used it. Cannot say enough about the wonderful people that work at Xtabi, they go out of their way to make your stay a pleasurable and memorable experience.
