Can a tourist(US Citizen) stay in Mangua more that 3 months?

2 of my friends(they are USA citizen like me)want to stay in Managua more that 3 months,because they plan to buy a house or apartment for retirement(only in Managua,not Granada or etc...).Any body can explain me how they can do it? Any information would be very apreciated.Thanks,"Tomas".

tourists have a maximum of 90 days... be aware that Nicaragua together with Honduras, El Salvador and Guatemala now have a treaty (since June 2006) that you are allowed to stay 90 days as a whole within these 4 countries...
actually buying land, building a house or just becoming a resident of Nicaragua... then my advice simply is to contact the Nicaraguan embassy in the US or google it

unless you are a resident, you have to leave the country every 3 months. Just cross the border and come back in after your papers are stamped, for another 3 months. Check out residency in Nicaragua or contact a lawyer there.

Trash Everywhere

Nicaragua was the 53rd country of the world I have visited and nowhere else have I seen so much litter, although some other Central American countries are almost as bad. Trash is virtually everywhere - tons of it - paper, plastic and more, along rural roads, on city streets and in open fields. This eyesore is very distracting and is probably a health hazard as well.
I did see a billboard or two encouraging people not to litter, and on one city street I saw a man with a wheelbarrel and shovel, cleaning out the gutters. I also saw able bodied people, young and old, carelessly tossing trash onto the street. It will take an enormous effort and perhaps a whole new national mindset to clean up Nicaragua.
