Just next to the train station.
It is avearge; the room and the toilet&shower room are small. No fridge. There is free wifi.
Unique Quality: Very near to the Nice central train station just one minute walk.

Comfortable but ...
I stayed at Hotel Ibis by the train station. The room was clean and actually bigger than more expensive hotels. It costed 399FF per night. There was no extra facilities, no room service, more like a motel in North American standards. They also over-charged me, but I was in a hurry to catch a plane and just had to accept the charge.
The location of the hotel is not great. Lots of drifters around asking for change.
