At the quiet end of Schwanthalerstrasse, close to the festival grounds. Comfortable and very large ensuite room, even had a balcony, only downside was the central heating was not working (temporary I'm sure) but an electric heater was supplied and did it job pretty well.
Good buffet breakfast included in the price.
