Good location

My partner and I stayed at this hotel for a short break for 4 days. The positives were:
1) Location:easy to get to the Vatican queue and St Peters queue, it was also quite romantic walking down to St Peters square at night, incidentally the area around there was very safe to walk and we walked daily into central Rome which took around 30 mins,walk to Trevi Fountain and see it lit (not to be missed)
2)Clean comfortable rooms,( although a bit small for the amount of luggage I had !! )at very reasonable price
3)Very good breakfast
4)Cheaper taxi to the airport
The negatives are :
1)Rooms can be noisy as the walls are thin( probably no different to many other city centre hotels)we could hear the persons conversation clearly in both rooms next to us but were not in the hotel in until the evening after a days sightseeing so didnt bother us too much.
2)The shower is small for you chaps and you wont be able to move much
3)The taximan to the airport may demand more euros than that said at the front desk, we were told 45 euros but at the airport the man demanded 55
4)If you dont get to the breakfast room before 8 you will wait for a table
5)There are a few good local restaurant pizzerias but if your taste buds need a variety you will need to go into town.

The hotel was clean, welcoming, and served a great breakfast. It is in an ideal location for the Vatican museum, and the area was totally safe for walking around in the evening with two children. We stayed there in a family room which was adequate in size, and offered everything we expected.
The staff were helpful and very friendly, would stay there again.
A lovely hotel

We were looking for a hotel walking distance from the Vatican and found this hotel on TripAdvisor. First of all it really is close to the Vatican - a short 5 min. walk to the entrance to the Vatican Museums. It's a bit longer to walk around the Vatican to get to St. Peter's Square. We had a triple and a quad. Even though neither room was huge, they were both clean and provided a lot of nice touches including terrycloth robes. The breakfast in the morning was very good. I wouldn't hesitate to return to this hotel.
Great Location

Thanks to previous reviews we found the family room fine though short on clothes space. The location makes up for any lack of frills. It is in a non touristy area with great restauants within 5 minutes walk - we strongly recommend La Rustichella on Via A Emo (went 3 times). Hotel staff always helpful and friendly. Check with hotel staff for the best bus back - the 64 is 15 min walk and the 62 much better but there may be a bettter solution yet!
Springhouse is OK

Just returned from 4 nights at Hotel Springhouse. We stayed in a Family Room - 2 adjoining rooms with 2 baths. One room had a balcony and slightly more square footage. Both rooms had a chair that folded out to a single bed, but the smaller room could NOT have accomadated it! The balcony was nice, but the street is noisy. The bathrooms are tiny! Yes, we're spoiled Americans -- but if you drop the soap in the shower you just about have to turn off the waterand open the door to pick it up! Standing at the sink the back of your legs touch the toilet. There was a funky smell coming from the drain in both bathrooms. The beds are VERY firm. The worst part was the underside of the bedspread in both rooms was COVERED in hair. I called down about it the first day and was told I had to wait until the next morning. The next day I asked for clean spreads at the front desk. It took a few tries to explain the problem, but he said it would be taken care of. It wasn't and I didn't bother again. Should have, but didn't. The breakfast was OK. It was nice to have scrambled eggs and not just breads and cereal. I enjoyed the location being more residential, and it was close to the Metro. Hubby wished we had stayed on the other side of the river. We DID have a very good rate for the room and it was very nice to have the 2 seperate rooms. All in all, for the price it was a pretty good deal.

We have just returned from a 5 night stay at the Spring House Hotel in Rome. The hotel is situated in a lovely area, which we felt completely safe in. We took out two small children with us, and we thought the area that the hotel is in was fantastic for us, fairly quiet, lots of restaurants, nice shopping area and easy to get to the underground station (5 mins walk away). Our room was fairly small for 4 of us, but immaculately clean. The bathroom was tiny - but adequate. As previous posts have mentioned, the walls are paper thin, you can hear people in adjacent rooms. The hotel staff were wonderful, very helpful and extremely polite, nothing was too much trouble for them. our kids thought the best thing about the hotel was the breakfasts, there was a huge buffet every day, with food to cater for all needs. I would like to recommend a lovely place to eat - Insalata Ricca (part of a restaurant chain) on Piazza del Risorgimento, just a 5 minute walk away, the food was great, and good value. Avoid any cafe next to the Vatican walls - they are a complete rip off! If you need transport from the airport to the hotel we used --- they collected us from the airport in an immaculate Mercedes and delivered us to our hotel for €42 - a great service and much more reasonable that the firm the hotel suggests.
Overall, a great hotel, perfect for the Vatican, great for families in a quiet location.

Large room, very clean and modern. Bathroom very large as well. Close to all Rome has to offer. Around the corner was the Vatican Museum and off course the Vatican.
If getting there at night from the Roma Termini Train Station, take the nightbus outside of the station (ask driver) and get off at Cipro. The metro lines are currently closing at 9:30pm because of ongoing work to build a 3rd metro line.
Via Candia the main street where the hotel is near is full of rerstaurants and local shops. Very safe area as so many others have mentioned.
The buffet breakfast is included in the price and quite good. Eggs, bacon, cold meats and cheeses with breads and tons of pastries, skip the coffee machine and ask one of the morning waitstaff to bring you a cappucino. I would stay again for sure.
Great, friendly hotel

We are a family of 4. We shared a room, although slightly small, had all amenities. The bathroom was small but again, had everything you need, including a hairdryer. Plenty of soaps, shampoo etc. Lots of towels. Although the walls are thin, we were so tired from all the sightseeing that we slept well. The hotel staff are very friendly and reception are extremely helpful. The breakfast as mentioned in other reviews is very good, with many choices. On the day that we were leaving, there were complimentary cakes and juice available in the bar area. The hotel is in an ideal situation. Some of the surrounding area is a bit seedy but we never felt threatened or uncomfortable. If you wish to visit the Vatican Museum (which is very close by) make sure that you get there a couple of hours before it opens as the queue went on for miles. We missed visiting this due to the length of the queue on 2 occasions. We used the Metro and found this easy to use. As mentioned in other reviews, there are some good restaurants that are reasonable. Piacere Molise (Via Candia - 2 mins walk) was very good. Good variety on the menu. Dal Toscama (Via Germanico) is good, slightly more expensive and you need to book. The Reception staff will also advise on local restaurants. We had a brilliant time and if were to go back to Rome, we would not hesitate in staying here.
