Great place to stay
We stayed for 11 nights in February and thoroughly enjoyed our stay. As numerous other reviews have stated, what makes Residenza Ki truly outstanding is the location, 300 metres from the Trevi Fountain and a short 10-15 minute walk down to any of the Roman Forum, Colloseum, Pantheon or Piazza Navona. Yet for a place so central it was still on a quiet street and great value for money. Sometimes before breakfast i'd go out for a walk about 7.15 and go down to the Trevi Fountain before the crowds arrived, and walk up the Piazza del Campidoglio for great views over the Roman Forum and be back for breakfast at 8.
The room we stayed in in Residenza Ki was fine and met all our needs. It was a spacious room, the shower was good, it was very clean, the breakfasts and coffee were tasty and most importantly it was quiet and despite the bed being a bit soft and creaky we still both slept very well.
The hosts Francesco and Gigi were both very nice people - extremely friendly and helpful advising us of things to do and places to eat. Francesco makes a great Expresso. Would definitely stay there again.
Location was excellent but the room we had was poor. It was small and the standard of finish was poor. For example when you walked past it a piece of skirting board fell away from the wall and the table and chair were unusable as there was not enough space to sit at it. There was barely enough room to walk round the bed. There was no heating in the bathroom and so the towelling mat remained damp for the days we were there. Overall, very disappointed particularly as a couple of friends had stayed there before us (in a different room) and rated it well. Wish we hadn't paid in advance as requested because it took our 'bargaining power' away. Previously the same week we had stayed in small hotels in Venice and Florence and the Residenza Ki did not compare favourably.
My friend and I stayed at the Residenza Ki for three nights in March. The hotel is on a quiet street and the location is excellent just a couple of minutes from the Trevi fountain with plenty of cafes just down the road. What makes this hotel really special is the service, we were made to feel instantly welcome by the host Gigi. He offered us a coffee straight away which beat any other coffee I tasted in the cafes. He spent time showing us a map of Rome and advising on the best places to visit, transport round Rome and where to eat and go out at night. One day when we were planning a late night he even offered to do us a late breakfast. The room was spacious and clean and the shower was good. We were given a coffee when we checked out and Gigi booked us a taxi to the airport. The hotel is not obvious from the outside as there is not a big sign so look for the green door and press the buzzer! All in all, I would definitely go back to this hotel, the location and friendly welcome is second to none and the room rate is very reasonable. I was really sad to go home!
Great little place
Firstly, thank you to everyone who wrote reviews on this hotel to help me make my mind up where to stay. If it were not for you I'd probably still be plodding through the websites, pulling my hair out and still knowing nothing!
The Residenza Ki is a lovely place, about 5 minutes stroll to the Trevi Fountain and about another 10 mins to the Spanish Steps. Yes, it is a little difficult to find, but get a taxi from the airport (about 40 euros from Ciampino) and they'll take you straight there - so not really a problem! There isn't a lift which can be a little knackering to say the least but the hospitality that awaits you makes it worthwhile. Gigi - thank you - mille grazie! A wonderful host, impeccable manners, extremely knowledgeable and a great coffee maker. We had coffee all over Rome and his was still the best.
The room we had was 207 - a double and a single. The shower was very powerful, lots of wardrobe space, the air con was a treat on the balmly Roman spring days but unfortunately not a view from the window which shouldn't be a problem because who books a holiday then spends all their time in the room?! Breakfast was very simple continental style but great apricot jam filled croissants and of course that wonderful coffee.
Can recommend the 110 open top bus that takes you to all the main sites - you can get this from either Piazza Barbarini (about 10 mins leisurely stroll away) or from the other side of the Trevi Fountain (approx same distance).
I have stayed in many hotels including the Witchery in Edinburgh (apparently one of the top 10 most romantic in the world!) and the hospitality at the Ki was on a par with this.

we just had a very nice week in Roma, and Gigi, from the Residenzia KI, was a perfect host. The Residenzia Ki is very nice, good rooms, clean and nicely decorated and very quiet, although it is in a very lively area, just a few minutes from the famous Fontana di Trevi. The Residencia is in a narrow and quiet street, very close tho the metro Barbierini which is helpful. Gigi greeted us very warmly (he speaks english, french, italian of course and certainly many other languages) and made us fell very comfortable, serving breakfast in the morning, tea or coffee during the day, and showing us places of interest on the maps. We had room n°203, one double bed plus one single bed, with one window in the room and one in the bathroom, very quiet, at the end of the corridor. Ask for it !
And do not forget to visit Palazzo Barbierini, wich is just up at the beginning of the street, it is such a wonderful place !
3 nights in Rome
Girlfriend and I stayed for 3 nights. Excellent location as stated, very close to Trevi and Spanish steps and no more than a 30 minute walk down to the ruins around the Coloseum.
Francesco looked after us for our stay and was Very good, with lots of useful information and always helpful.
Breakfast typical Continental, Room neat and clean and functional (bed squeaked but this was only a minor thing.
Hotel is not easy to find - directions are excellent but the hotel is on the 2nd floor of an unmarked building (you have to notice the Buzzer along side the other residences in the same block).
Like i say though, great hotel, ideal location, excellent staff!!!
The Staff make this hotel great!!
We came to Rome for 5 days wanting a simple hotel in the centre. We got so much more than that! The thing I will remember especially will be the staff. Always happy to help and very approachable! On one morning we crawled out of bed after drinking far to much Italian wine over 2 hours late for breakfast. We were greeted with "You want breakfast now? - No problem!"
We will certainly be returning to this hotel.
really nice b & b - more like a traditional italian 'pensione'. The 'concierge' is the most incredibly helpful and courteous person, nothing is too much trouble. He is very friendly and makes you feel at home.
The rooms are a good size and spotlessly clean, as was our shower room; although perhaps a little basic; ie shower curtain instead of door so floor inevitably gets wet, but everything obviously cleaned properly every day. Minor criticism that the shower head needs descaling, but it works perfectly well, although hot water can take some time to arrive!
The reception area/breakfast hall is very clean; the only problem here is that there are not enough breakfast tables for the rooms, so that sometimes you would have to wait. Breakfast 'buffet' style, very generous - cooked meat/eggs/assorted pastries/ yoghourt etc and as much coffee as you want - all good quality.
The concierge - 'Gi-gi' - presumably short for Giovanni - arrives every morning around 8am to prepare breakfast for guests and stays until 8pm, after which the place is not staffed.
'Pensione' is on second floor of apartment building, which is very difficult to find as there is no actual sign outside the green outer street door apart from the entrance bell separate from the rest of the buzzers - had a lad in the street not taken pity on us and showed us the bell and actually called up to the residence for us we would still be looking!
The general feeling of this place is akin to having your own apartment in Rome, as you come and go as you please, having an occasional chat with Gi-gi if you see him - he apparently spends most afternoons polishing the doors as he likes to keep the place nice for guests - and he will be delighted to show you photos of his wife and children - and cat and dog! He works very hard and is a thoroughly nice person.
We would certainly stay here again - it is also only about 10 minutes walk from the Spanish steps and Trevi fountain so you can walk most of Rome quite easily from here. Bring stout walking boots!
Great Place to Stay
The staff at this hotel was exceptional. We don't speak Italian and it was very reassuring to have extremely helpful, friendly and english speaking staff to book our 4:30 a.m. transit to the airport and assure us that it would arrive on schedule. The room was clean and met our needs, the bathroom was nice, the location was excellent and we would defintely stay here again on our next journey to Rome. Also, although Rome is a noisy city, the location makes this a very quiet place to stay right in the heart of the city.
Don't be put off by the street entrance, which is a single green door with a buzzer.... inside this is a terrific little hotel, perfect for our needs. We received a great welcome from Gigi - cup of excellent hot coffee straightaway, plus talking us through a street map of Rome with his personal markings and recommendations buses/restaurants. This map proved to be invaluable and was totally dog-eared after 5 days! We changed rooms once during our stay - and both were excellent and scrupulously clean. Beds are very comfortable. Little cooler in each room which was useful. Hair dryer missing in one room unfortunately. Breakfasts were good - fresh fruit, juices, cereals, boiled eggs, yoghurt, cold meat, cheese spread, croissants, and more wonderful coffee.
Would definitely recommend this hotel and return there if ever we're back in Rome. As two 50-something girls, we felt very safe within the hotel and in the surrounding area (except the tunnel nearby - scary at night!).
