Paradise in Pisa
This villa comes highly recommended.
Recently returned from a 2 night break in Pisa where we stayed at the Villa Argentieri. To celebrate my 40th birthday and our 19th anniversary, we booked a suite at the villa, envisaging a romantic setting for our trip...that is exactly what we got. 8 minutes walk from the centre and the leaning tower, 15 minute walk from the train station made it a good location.
We stayed at the end of July, and it was VERY hot. The swimming pool at the villa was more than a welcome sight throughout the day (and night). In fact, there are no closing times for the pool (as long as you're quiet), and we went for a midnight dip on our first night.
Elena was very helpful, and always happy to do whatever she could to make our stay perfect.
This is a hard place to describe. It's not really what I'd call a hotel. And Bed/Breakfast doesn't do it justice. It's more like a semi-private luxury villa. In fact, it's a barn conversion behind the owners home, made into a few luxury suites. The conversion was done to a very high standard throughout just over two years ago.
Without a doubt, I would definitely stay there again!
Unique Quality: The suites are lovely, spacious (huge even), and decorated in Tuscan style - elegant. The owners were very helpful and the villa was kept spotless. We were even given a personal telephone number so if we needed help when we were out we only had to ring the number. Breakfast was served either in your room or by the pool at whichever time you wanted and the food was fresh and filling. The villa was In a quiet residential area in a quiet location.
The pool. the pool, the pool! We loved the pool. Not too many places in Pisa offer a swimming pool, and we made good use of it. We had breakfast on the terrace outside beside the pool, walked to the tower for some sight seeing, came back in the afternoon for a swim, went back out for some more sight seeing and dinner, came back and went swimming before bed. Perfect.

the best location
I was at the Hotel Francesco in Pisa for only one night.. I was in a two week trip around Italy and I figured that two days and one night in Pisa would be enough, the main thing I wanted to see was the linning tower. this hotel was perfect, right in the middle of the city, a two minute walk to the tower and from the balcony in my room I could see the tower. That was exactly what I was looking for. the hotel was very clean, the room was large as well as the bathroom. The breakfast in the morning was very good and only 5 euros. The staff was very friendly and they spoke english. I would definetally recomend this hotel fr anyone visiting Pisa.
Unique Quality: The view of the tower.

Hotel Francesco
Another hotel close to the Campo dei Miracoli is the Hotel Francesco in Via Santa Maria, the street which runs south from the Leaning Tower towards the river. A double room costs about 85 euros and the price includes an adequate buffet breakfast. The rooms are simple but clean. Don't expect much in the way of TV entertainment: the sets are old and show only Italian channels. The hotel can arrange bicycle or scooter rentals.

Close to the Tower
We stayed at the Francesco for two nights (initially) on the 3rd floor and the room was big. A huge "double" bed which was two large singles together, and plenty of space in the room. Bathroom a little pokey.
Our flight out was cancelled so the Francesco put us up for a further night, this time on the 1st floor. The room was much smaller than the first one, but adequate for our needs - although more than one night in there may have been too much.
So, if poss ask for a room on 3rd floor (we had 306).
Staff were VERY helpful and VERY friendly, and they all speak very good English.... enough to understand and correct my limited Italian!
Unique Quality: Perfect location for the Tower, and a short walk to the medieval part of town.
