We couldn't get in to another B&B so we opted for this as second choice and we were very pleased we did. The owner has to come and pick you up, ideally from Pizza Cahen, and take you to the accommodation which is a good way of getting to know your host.
I should add here that you'll be left to drag your luggage back to your vehicle when you leave.
Because it was shoulder season (November) we luckily were able to park for nothing the whole time we stayed there.
The rooms were spacious but you were left to your own devices for breakfast; i.e. a bed and breakfast without the breakfast.
I should add here that although a toaster and other appliances were available, not all of them worked. I mentioned this to Roberta and guess they will probably be fixed but, make sure you check.
The apartment is a good size and there's reading matter there (which I appreciated) and the location is perfect, You're right in the thick of it.
Overall, I would recommend it.
If you do stay in Orvieto, we would recommend you walk the Percorso Rupe, something apparently not many tourists do.
