Friendly owners, comfortable spacious room, nice breakfast, good location and child friendly. A two minute walk to Windermere and an easy 20 Minute stoll into Bowness and the lake.
All in all I'd recommend this B&B for a relaxing break.
We stayed here for two nights in August 2007. The b&b is in a great location and easy to find. We parked on the road outside and felt safe leaving our car there, however, there are 3 private car parking spaces at the front of the b&b. We were welcomed by Mary and offered tea and cake in the lounge. Our bedroom was sympathetically decorated and of a decent size with a really comfy bed. The bathroom was small but very clean and functional. Fresh milk in a flask was provided daily. Breakfast was perfect with good fresh quality ingredients. We were made to feel very welcome, nothing was too much trouble for Phillip and Mary. I would recommend staying here if you want a quiet, relaxed, informal, good quality b&b with great hosts. We would definetly return.
If I went back to the Lake District for a holiday I would stay here again. There would simply be no point spending time looking for somewhere else. I have stayed in many bed and breakfasts around the country but this one is easily the best I have been in. The bedroom was spacious and very comfortable, the bed was luxuriously comfortable, and the breakfast was excellent. The owners were also very friendly and helpful. There are numerous places to stay in Windermere and Bowness but many of these are actually on very busy and noisy roads. This guest house is in a very quiet street, yet only a couple of hundred yards from the centre of Windermere. Do yourselves a favour and stay here.
We booked this hotel for our first weekend away together - and were not disappointed! The personal touches were fantastic, and the hosts Mary and Phillip were lovely - nothing is too much trouble. They have the hotelier balance exactly right by offering the professional service of staying in a large hotel, without seeming intrusive of your personal space (which you sometimes get when staying in B&Bs) and not making you feel like you are just a paying guest filling an empty hotel room.
The room was lovely, spacious and clean and the breakfast fantastic; freshly made and they use local suppliers. Please try the scrambled eggs they are a real treat. Location is ideal - in a quiet street within the close locality (2 mins) of Windermere centre and a nice (20min max) walk to Bowness.
Phillip and Mary have oodles of local knowledge, including good walks and local restaurants to try(they only recommend ones they have personally eaten in), and additionally there is a piano in the main drawing room which guests are free to have a tinkle on. (My boyfriend even recieved an impromptu piano lesson from Phillip!)
Please do not book anywhere else - I promise that while Phillip and Mary are in charge, you will not find anywhere better. I defy you not to enjoy staying at 1 Park Road.
Stayed here for 2 nights over the weekend and it was wonderful... Gorgeous building, and the rooms were just as lovely... comfortable beds and great facilities...
Phililp & Mary are wonderful hosts and will look after you very very well. Tasty and great cooked food in the evening meal plus Philip's Eggs Benedict are just as good as those you'll find in NYC!!!! Just remember to order them the night before!!!
Will definitely be returning here in the future.
Me and my boyfriend just came back from a 4 nights stay in this b&b. We are quite fussy and so are often disappointed but not this time! Everything from the beginning was perfect : nice warm house, a big comfy bed, i-pod speakers & cd-dvd players in the bedroom. Their food is delicious - especially the sandwiches for our way back home. Mary and Philip were absolutely lovely. Highly recommended.
I spent four nights at One Park Road and was so pleased. The hosts, Mary and Philip, are warm and welcoming. My room was so new, fresh and comfortable with such extras as DVD player, CD player, Ipod docking station, TV and tea fixings. I especially liked the guest lounge on the first floor where the bar was open from 4 to 9 p.m. and where there was wireless Internet.
Mary and Philip are excellent cooks and offer the option of dinner on weekends. And you have a choice from three entrees, appetizers and desserts. I love having a choice! Breakfast are plentiful with loads of fresh fruit, cereals, traditional English breakfast plus some more exotic chioces.
Mary and Philip are also great travel guides and helped me bus to all the sights I wanted to see and advised me about trains and buses to Heathrow.
And they laundered my nightgown!
All in all, a wonderful experience.
A wonderful couple of days and what B&B used to be like before many started to emulate 'hotels'.
Mary and Philip were perefect hosts - always there if you needed anything but making you feel like you were still at home.
Great breakfasts that were second only to the location.
One of our breakfasts was shared with a family from Australia, a young lady from Thailand and a lady who moved to the UK from the former East Germany - great company and lots to chat about.
Highly recommended!

Found Philip and Mary very warm, helpful and knowledgable hosts for whom nothing seemed too much trouble. Local restaurant recomendations were spot on!
Location was good for Windermere's shops and restaurants and only a short walk down to Bowness.
Rooms were clean and had everything you could need. Would thoroughly recommend staying here.
This B&B is very pretty, well located and clean.
Breakfast was a bit disppointing as they served canned tomatoes and low quality yogurt.
The hosts were very friendly and attentive.
