A most friendly and comfortable little B&B by the sea

We chose Hastings House B&B after looking at its website which shows very clean and newly decorated rooms and promises crisp clean bed linen, full english breakfasts and sea views in a number of its rooms. Our booking was taken and confirmed very efficiently and we were made really welcome on our arrival by the owners, Seng and Elizabeth. The rooms were simple but did not disappoint, they had great views of the square's gardens and the sea and were very clean. The breakfasts on all three mornings we stayed, were served really quickly, perfectly prepared and very tasty indeed. Best of all, though, was the really friendly welcome and service that Seng and Elizabeth gave us - they helped make our stay in Hastings most enjoyable.

We really enjoyed our stay at Hastings House and St. Leonard's. Seng and Elizabeth were such friendly people.

The level of attention to detail was impressive. For example they remembered I didn't like tomatoes and left it out in my cooked breakfast. They also kept our half drunk bottle of white wine in their fridge while we went out sightseeing (without us having to ask). When we got back in the evening, we had a nicely chilled bottle of white wine wating for us. Very thoughtful. And certainly showed that they would go out of their way to make your stay as comfortable as possible.

We stayed in the newly renovated 'boutique' room. It was small but the facilities were very good. Apart from the usual amenities, there was a flat screen TV, hairdryer and a rain shower.

Breakfast was delicious and will fill you up for the day. It is cooked to order; you choose how you like your eggs done and it appears minutes later. For the vegetarians, there is also Quorn sausages. Seng and Elizabeth think of everything - they know when to chat and when to leave you alone to relax.

Seng showed me his plans to renovate the other rooms - the rooms are already very good now so I imagine they will be even better when the renovation is completed.

We would recommend this place to anyone wanting a nice relaxing time by the sea. You must visit Old Town and do the walk in Hastings Country Park - along the cliffs overlooking the Channel. It's invigorating and you will bring home with you many lovely memories of the magnificent views before you.

Seng and Elizabeth - you are the most wonderful hosts. We wish you all the very best. You deserve it!

Good location for the beach. Child and dog friendly. Clean and welcoming

Excellent location for the beach and Warrior Square Garden is right outside for pleasant walk amongst fine flowers and srubs.
Simple, clean and welcoming.
The husband and wife team are approachable and efficient. They cook an excellent Full English breakfast, fast and piping hot.
First English breakfast that feels healthy rather than too naughty if you know what I mean.
We took our pet dog and this was not a problem.
Families with young children also seemed very well catered for.
One guest was playing the violin - they could play so this was not an issue.
Pleasant and understated hospitality. We both felt very relaxed and comfortable in surroundings.

Home From Home

We first stayed at Hastings House over the Easter weekend in 2007. We booked a twin room for 2 nights for myself, my partner and our 4 year old son. Our hosts provided a camp bed for a son at a small extra charge and we felt that the price we paid for our stay was more than reasonable. The room had a fantastic view of Warrier Square Gardens and the sea. The room was also very clean and comfortable. We were also provided with a television and a kettle with a daily replenished supply of tea, coffee and milk.

Our hosts, a married couple called Seng and Elizabeth, couldn't have been lovelier! They adored our son, and always had time to chat to us and our son. Elizabeth prepared the most delicious full english breakfast, which was just the right amount and not greasy. Breakfast was accompanied with a choice of fruit juices and tea or coffee. Cereals, toast and jam were available too, which our little boy thoroughly enjoyed.

All this was served to us by Seng with his efficient, friendly manner, coupled with his always happy persona. On Easter day, we were touched by our son's breakfast being presented with Elizabeth's homemade Easter cakes with mini Easter eggs on top.

We were so impressed with our short stay, that on our departure we booked a week at Hastings House in August 2007. We couldn't wait for our holiday, as we felt confident we would receive the same welcome and hospitality as before. We were not to be disappointed. In fact, we were welcomed like old friends and immediately felt like we were at home again.

We had booked the same twin room as before and were impressed by the up-dates to the room. The room had been redecorated and had new curtains and bedding. The television had been up-graded to a flat screen with freeview, which was a pleasant surprise.

Breakfast was just as wonderful as when we had first stayed and although I am not much of a morning person, the thought of Elizabeth's cooking had me up and out of bed swiftly! Elizabeth also prepared fresh healthy fruit milk shakes for my son which he thoroughly enjoyed and we were impressed with how this contributed to him having a good healthy start to each day.

We intend returning again next summer and can't wait!

Seng and Elisabeth Loy are in the process of transforming this elegant victorian property into a modern boutique hotel. It has an excellent position with sea views overlooking well maintained municipal gardens.
Our five night stay included three nights in a bright airy seaview room and two nights in a refurbished boutique room both of which were extremely clean and comfortable.
Delicious breakfasts are individually cooked to guest's requirements.
The service and hospitality were second to none.
Great base for exploring not only Hastings but all the beautiful and historic sites in the area.

I am not sure about Hastings itself, but this B&B in Hastings was great. The owners are really friendly and helpful.
The place is very clean and it I think it will look fabulous when they get the renovation done.

Overall great stay and would definitely stay there again when in the neigborhood.

Cosy B&B on sea front with reviews to match!

We chose this B&B after having reviewed the Trip Adviser web site and seen all the excellent reviews! After staying there we can confirm that Hastings House completely deserves the reviews it gets! Seng and Elizabeth are incredibly helpful and make everyone feel most welcome, not to mention well nourished on the wonderful breakfasts they serve up in the morning.

Many of the rooms in the front have excellent views across Warrior Square and out across the Channel. The B&B is a stone's throw from St Leonards high street and 10-15 mins walk from Hastings town centre. Good restaurants in the old town are 20 mins walk away but St Leonards has some excellent restaurants of it's own - Elizabeth and Seng will be more than happy to point you in the right direction!

Beware if you have to cancel

Although I'm sure this is a lovely place to stay, I had to cancel our reservations made through their online booking service and was charged a cancellation fee of £5 even though I cancelled the room over a month prior to the stay. They will also bill your credit card for the full amount ahead of time if you make the reservation online. According to the hotel owner, in order to avoid the cancellation fee, patrons should make their reservation directly with the hotel by phone or email.

Great time despite the weather

Have just returned home from a three night stay with Seng and Elizabeth at Hastings House.

We had a really good time despite the bad weather. The room was clean and had an excellent view over the sea front to the Peir down the main road.

The bed was very comfortable and the breakfasts each day were very tasty and well cooked. We had our own key for the front door so could come and go as we liked.

The parking around the square is generally quite easy even if you cannot park directly outside the B&B.

We will be back next year and look forward to seeing how the renovations are progressing.

Fantastic location, friendly atmosphere

We stayed in Hastings for 3 days and Hastings House was the perfect location for us.

We were warmly greeted and shown to our room, which was located on the 2nd floor. The view to the park and the ocean from the bay window was inspiring and the room itself did not disappoint.

The owners are currently renovating and whilst we were in an unrenovated room, it was still clean, and well appointed. The bathroom was tiny but the bed was large and comfortable. There were tea and coffee facilities and a large LCD with a very impressive range of channels to watch.

Location wise, it's about a 20-30 walk to the town centre, but the walk along the ocean is worth it.

Breakfast is decent with quality food and a great choice.

The only down point is parking. There is parking out front but you have to pay every 2 hours between 8am and 6pm weekdays and Saturday which makes it inconvenient. There is all-day free parking but it's away from the property.

All in all, we recommend Hastings House. Our hosts were very friendly and accommodating and we were well looked after. It's very comfortable and convenient and again, the views are awesome.
