I stopped at 69TheGrove for a couple of nights while moving to Vauxhall.
Trust me, it has all the luxury and facilities you want from a hotel, with all the relaxing comforts of being at home.
The house is a 4-storey Victorian property, renovated and furnished in a modern style, with even a garden and tables for summer evenings.
There is a communal dining-room and kitchen where you can feel quite at home at any time of day.
The room size, cleanliness, ambience, food, are all impeccably provided by Kanley and David.
The location is ideal in a quiet close, a stone's throw from the tube, and then 10 minutes to the West End.
Easily the best quality guest house I've stayed in.
Have it all on a budget

This B&B just opened in November, and stays pretty full. It is in a safe, quiet, tranquil residential area. Rooms are spotless and nicely decorated, but a little small by American standards. Most rooms do not have private bathrooms, but this was not a problem because people are on such different schedules. Rates are more reasonable here than at many B&B sites offering fewer amenities. They provide an iron and ironing board and a DVD player in each room. Ample storage facilities for clothing. Do bring an adapter plug for England. I was unable to use my electric appliances. The owner says he will be buying USA adapters for each room, so ask when you reserve.
We were in the "overflow" apartment. We had a fully equipped kitchen with all appliances and even a clothes washer, so we saved a lot of money and also solved many problems. The living room was ample and pleasant and contained a large television. There is no satellite or phone service in this apartment. The main house has a small but lovely outdoor sitting/ eating patio.
I think that the really great aspects of this B&B are the genuine friendliness and helpfulness of the owners, Kenley and David. They serve a delicious breakfast, and all of the guests sit together, family style. Here we shared our travel suggestions, asked our questions, and felt totally at home with new friends. We were very impressed with the quality of the guests during our stay; they were well educated, personable and outgoing people.
The underground (subway) is only a three minute walk away, as are buses that go everywhere in London and even the entire country (National Express, inexpensive). There are all-day passes available that enable you to get on and off of buses, the underground, and trains all day long, allowing you to visit as many sites of interest.as you can fit in a day. All transportation we experienced was in clean vehicles.
Home away from home!

I think 69 Vauxhall Grove is an absolute gem! Having stayed there for 9 days with my fiance and our good friend, I got to know the home very well. We have nothing but good things to say about our stay!
Our accommodations were comfortable and exceptionally clean. There is housekeeping every day with plenty of fresh towels and linens if you so please. The wireless internet connection was excellent, though the TV reception was sometimes spotty. Each room is provided with a little fridge complete with snacks and drinks at cheap prices. The nicest touch were the fresh flowers that brighten every room in the house.
The location is ideal. There is a large bus stop as well as underground station approximately 3-4 minutes walk away. The neighbourhood is quiet and safe. With our own housekey, we were free to come and go as we pleased with no curfew.
Each day, breakfast is available. You can be as minimalistic is you please, but we opted for a full English breakfast nearly every day: Eggs, bacon, sausage, beans, mushrooms, toast, milk, juice, yogurt. It is a great way to start the day! On early days (6 am), we would find cereal, croissants, milk and juice laid out for us already. It was great fun chatting with the other guests over our food, who come from every walk of life.
Saving the best for last .... our hosts! I fondly remember meeting Kanley + David for the first time and the warm smiles and welcome we received. They work hard each day and continue to add amenities for their guests, like payment options and a brand new patio for sunny days! It's no surprise that despite being newly opened in January 2009, they are already ranked so highly on TripAdvisor. I strongly recommend it to anyone, short to long stays, work or leisure. This little B&B is a wonderful spot to stay.

Clean, chic and comfortable rooms
I had to come to London for a short weekend where I had free accommodation on Saturday and just needed Friday and Sunday. Kanley was really flexible about accommodating me and actually even though they were fully booked he fitted me in the sitting room with a great TV and loads of books. I have a lovely comfortable bed, with classy linen, the bathroom was shared but it never presented a problem.
Kanley picked me up from the station which was really sweet and immediately plied me with tea which was very welcome. In fact when I came back later that evening I even got offered wine, both he and David are great hosts.
The bed was covered with some kind of feather mattress protector which was so luxurious and comfy. And all the linen seemed brand new and spotlessly clean.
The house is well appointed, newly decorated and extended and looks like something out of a decorating magazine. Really nice.
They were quite happy for me to leave a case there on the Saturday, which was really helpful.
Breakfast the next morning was the fully works but if you wanted something different they were quite happy to provide it.
The location, just by Vauxhall on the Victorua line is perfect, unfortunately the weekend I was there they had engineering works but even then it was dead easy to get into central London and Heathrow.
If I go to London again and need a B & B I would definately stay there and would recommend it to my friends
The nicest place I have ever stayed in London

My husband and I were on our way to a conference in Canterbury, and were having real problems finding a place that would allow us to stay on two nonconsecutive nights, one on either side of the conference. Kanley was very helpful and agreed, and even allowed us to show up early on each day and leave our suitcases at the house, so that we could explore London in our few precious hours.
The house is in a nearly perfect location -- a (mostly) quiet neighborhood that is only a five minute walk away from the rail/bus/tube station. Victoria line had a closure while we were there, which was frustrating, but David and Kanley helped us to figure out an alternate route to the airport. The house is also only a 15-20 minute walk from Westminster!
The rooms are spotlessly clean, quite large for London, and nicely decorated (fresh flowers!), and the free internet access was great. Kanley has just finished renovating an outside eating area that is really wonderful when the weather is fine. The food was also excellent.
I would definitely reccommend staying with David and Kanley; I will certainly be contacting them in the future if we are again in London.
A place to call home overseas

69TheGrove has offered my husband and I simply the best hospitality during our short stay in London and we will always remember that! The B&B is located in a relatively quiet suburb only a short walk from the bus and train stations so it was very convenient for us to get to the main tourist attractions around central London.
Our room was small but clean and fresh flowers complimented the room nicely. Only downside for us was that we had to use a shared bathroom outside of the room but even then it was kept immaculately clean so it didn't pose too much of a problem.
Breakfast was served roughly between 8:00 and 8:30am. The service we got from David and Kanley was superb, who catered to all of our breakfast needs. It was one of the most enjoyable parts of our stay where we got to meet with other guests and talk with our hosts. We would definitely book a room again at 69TheGrove for our next trip back to London.

The owners, Kanley & David, went out of their way to make us feel extremely welcome and helped us out immensely during our stay. My sister and I stayed with them for the first 3 nights of our UK trip, and when we had to come back to London, we happily chose to stay with them again. They were fully booked, but rearranged things to accommodate us. We had different rooms during our stay; although the first room was small, both rooms were comfortable. We pestered Kanley and David with questions on how to get around London and what to do in town, and they were both so nice and helpful. Thank you so much Kanley and David for a great stay!
When I come back to London, I won't have any doubt about where staying

It was my first time in London and I'm sure that we will come back and, of course, we won't look for another place to stay because this B&B is absolutely fantastic. Everything is near this area and David and Kanley are the perfect hosts, they are very very nice and helpful. The problem is that 69TheGrove is going to be from now on always full because I have recommended it to all my friends and in the next months some of them are going...

We have just returned from a long Weekend in London - to celebrate my husband's birthday. We booked very late for this extremely popular b & b, and were accommodated in an "overflow" apartment - which we were assured was equally nice as the main house; the apartment we stayed in was a minutes walk from 69 The Grove, and was very nice - the bedroom was quite spacious, we were able to use the lounge, kitchen and bathroom and had all the facilities we could wish for. The place is spotlessly clean, quiet and comfortable; I would have preferred to have been in the main house, but, booking so late we were fortunate to have been offered a room.
As other guests have noted - the breakfast is exceptionally good, with free-range eggs,
good quality bacon and sausages, etc fresh orange juice, and the pro-biotic yogurt drink is a nice touch, the kitchen is next to the dining room and is immaculately clean. It is pleasant dining with the other guests, we had a multi-cultural group which made conversation interesting as we compared notes on what we had visited in London and gave each other advice on what to see, what to avoid, etc. When the weather is good it will be a real pleasure to eat on the decked area in the garden. If I had to make a criticism, and it would be just to nit-pick - it would be that the dining room could become a little too small if the B & B becomes even more popular.......but I;m sure that the resourceful Kenley and David will overcome this eventuality.
They are a most welcoming and hard-working couple, who cannot do enough for their guests and clearly take pride and real pleasure in being helpful and caring.
It deserves the accolade of being the second most popular b&b in London. Extremely good value, good location, immaculately clean and with a friendly ambiance. My thanks to Kenley and David.
We had a good meal at a nearby restaurant - Pico - recommended by K and D - a Portuguese place, enjoyable and reasonably priced.
A very comfortable place to stay

I stayed at the Grove over a couple of occasions when I was working down in Vauxhall. Aside from the Grove there is very little choice in this area of London so it's unsurprising the new B&B is doing so well.
The welcome I received was lovely and the room was well appointed with a comfortable bed, decent hanging space, a well priced mini bar, kettle, tea and coffee and a particularly nice touch was fresh flowers. On one of my stays they were kind enough to acknowledge my birthday which was very sweet.
Breakfast was always excellent though due to working very early, I missed out on meeting a lot of the other guests however, both Kanley and David were great conversation. Although I had a room with the shared bathroom, there was never any waiting and the facilities were well cared for.
For evening meals, I can recommend the vegetarian cafe over the road and the Portuguese restaurants near the station. I also ate at a very good Indian in the centre of Vauxhall.
I can recommend this B&B; having stayed at hostels to five star hotels, it gets tiring staying in faceless places so I appreciated how they are running their business. Provided they stay competitive in their rates and maintain their high standards, they deserve to stay near the top of the Trip Advisor list; there aren't many places like this in London.
