The Lincoln House Hotel is just of Oxford Street, about 5 minutes walk from Marble Arch Tube, when you first see the Hotel it stands out because of the lovely display of flowers round the door way.
Reception is downstairs and the staff are always polite and friendly, when l stayed l had a budget room, but even so it all the facilities, ie, fan (boy was it hot in London) kettle and tea/coffee making, a lovely TV fitted to the wall so l could sit back in bed and watch, and also a sink, and to the side shower and WC.
The Full English Breakfast was first class, with as much toast and tea/coffee as you wanted, and there was no waiting, it was excellent.
I would not hesitate to say try the Lincoln House Hotel you will not be disapointed, plus it is so near to public transport (Tube or Bus) there is good security with electric door opening on both the front door and your bedroom door, and even though it is situated on a busy street there was no noise at all.
I will be going to the Lincoln House Hotel again, l was very impressed as you will be.

My stay at the Lincoln House Hotel, London was very pleasant. The hotel is conveniently situated in the heart of London's west end (Marble Arch, Hyde Park, shopping district), and is close to Paddington station where the Heathrow Express terminates from the airport. Being a business and pleasure trip, I found it extremely helpful to have free wireless Internet access in the room. Although the rooms are small, they are equipped with a toilet, sink and shower. Above all, the service and hospitality were top notch; everyone was very friendly and willing to help with all requests and questions I had. Another great feature was that the hotel offered two types of breakfast (continental and full english-style); if you had an early departure or preferred to relax in your room, the continental breakfast could be served to you in the room free of charge. I would definitely recommend the Lincoln House Hotel, London for its wonderful service, warm hospitality and great location.

There are several reasons why I would choose to stay at Lincoln House Hotel again. An obvious one is the location....good neighbourhood, central to all public transportation, just blocks from Marble Arch. The front desk staff is knowledgeable about sightseeing, getting around, getting good value.
The hotel is clean and has very good "curb appeal".
Everyday the breakfast was hot, tasty, and exactly what we ordered.
But the most outstanding part of this hotel is the staff and the service they provide. Every single person was friendly, polite, and eager to serve. At the front desk our reservations were handled in a personal manner. We ended up changing rooms for different reasons, but our luggage was taken care of and our requests were accommodated. We were called by name, and someone always asked if we were enjoying ourselves. The housekeeping and breakfast room staff were so personable and always went out of their way to make everything just right.
Yes, the rooms were on small side. And central air-conditioning would be so welcome!
But.....I would certainly stay at Lincoln House Hotel again.

I recently stayed at the Lincoln House Hotel and I'm afraid I was very unimpressed.
The rooms were tiny and the bathroom very poorly cleaned. The bathrooms themselves are infact some sort of plastic addition to the room (I've never seen anything like it) which I believe is false advertising as I don't consider them "ensuites". The shower curtain was filthy as well.
The lack of an elevator, though I understand it adds to the charm of the hotel, made it impossible to carry our heavy luggage up and down the stairs.
The breakfast room was absolutely tiny and the service was slow (but generally friendly).
The location was good, close to shops and such, so I would recommend this hotel for people on a budget who don't want to stay in a hostel. If you're a professional couple, honeymooners, family etc I suggest you find a nicer place. Even for London this was bad.
Friendly Staff, Great Location

This place has the friendliest staff I have ever seen in any hotel. When we first arrived we were hungry and tired. The nice gentleman behind the desk noticed this and pulled out a map and told us of a great place to eat near by!
I will admit when we first got into our room we were a liitle dissappointed. It was a double budget and much smaller than I expected. Also, the air flow sucked, the room was extremely hot with no air conditioning. But on our last night when we arrived back at our room there was a fan. The hotel staff noticing it was warmer than usually brought a fan to our room and we didn't even ask for one. Now that's service.
Lincoln House Hotel is a great place to stay for may reasons:
Location (right next to marble arch tube)
Great friendly staff
Internet access
Good filling breakfast
The only thing I have to say if you can't handle small rooms do not book a double budget room. Pay the 2 extra Pounds a night and get the regular double room!
Underwhelmed...and thirsty!

We have had great success following the recommendations made on this site, so i was confident that i had found another real gem in the Lincoln House Hotel for a couple night stay in mid-June. Wrong!! We were underwhelmed. Our family room (for 4) was REALLY small; the doll-sized, plastic "en-suite" reminded us of a portapotty...even though others had mentioned the size, it had to be seen to be believed! Our room was on the 4th floor and it was absolutely stifling (which, given the nature of the Georgian house,we understand they couldn't control) We were provided with a fan to combat the heat, and we got another; and to the credit of the staff, we were able to be moved down to the ground floor the second night to two rooms, which did help with that problem.
As we were on the 4th floor the first night... during a period of blistering heat, we had to work hard to keep ourselves hydrated. This is where our other real unpleasant surprise surfaced...the water in the rooms is not potable! I have reread all the reviews here, and am surprised that it appears noone else has mentioned this fact. This was a real issue to us, given the weather. The only available water cooler was on the 1st floor, so by the time we hiked downstairs to refill our large water bottles and trudged back up(others have mentioned the steep staircase), we already needed refills! We asked about the possibility of being given additional bottles of water to have in the room overnight, given the extreme heat, (the hotel advertised water and soft drinks available) but the only option offered to us was to purchase them (we had already purchased a large bottle for each of us at a market). Our thought was that while they couldn't control the weather, and couldn't provide us water from the tap in our room, that given the extreme weather,the Lincoln House could have comped us some extra waters! The breakfasts, as mentioned by many, were very good, and in general the service was pleasant and well-intentioned.
Our real disappointment in the Lincoln House was that we had such high hopes for it based on the reviews and it just didn't deliver or compare in the least with similarly rated places we've stayed in Paris, Rome and Barcelona...Maybe it's partly due to our limited experience with lodging in London. In reality, however, considering the reviews we had seen, we were pleasantly surprised with and actually had a better overall experience at the Sidney Hotel the week before (we were very wary of it in advance, but we paid 15 pounds less a night for a decent-sized room with a halfway decent en-suite and decent breakfast, and just as good, if not better, location).
