We stayed 2 nights (room #3). The room was adequate in size and the ensuite was larger than normal. Very clean. The usual array of coffee/tea and bathroom toiletries. No room fridge so only UHT milk in the room. Bed comfortable. Expect a low level of traffic noise if you sleep with the window open. Nice lounge on ground floor.
Staff friendly, breakfast is the usual buffet/cooked meals. Food good.
Small car park but owner very helpful at arranging car parking, he'll look after your car keys if you have to park in someone's way. Parking is difficult in York so this facility is very welcome. York's city wall is 5 minutes walk and the far side of the main town/attractions (eg the Minster) are 15 minutes walk.
The owner tries hard and we would recommend them. We would happily stay there again.

We four friends stayed in september 2006 in rooms 8 & 9.From the moment we were greeted by the manager who parked our car safely and then booked us in before carrying our bags up to the rooms we new we were in for a great stay and had made the right choice of accomodation.We found the rooms spacious nicely furnished with all the facilities you would expect of a highly rated B&B.The staff in the breakfast room next morning were very attentive and the breakfast itself was superb.We had a great stay in York which was made all the better because we chose to stay at The Carlton House,many thanks once again and we look forward to seeing you all in the future.

THE place to stay in York
Booked this place after seeing mainly positive reviews and glad we did!
Althoyugh this was a trip for 'pleasure, I frequently stay overnight in York on business and this beats the chain hotels hands down. It's also a major step up from the other 4 or 5 B&B's we have sayed in in York over the years.
Although it's a B & B the rooms are sizeable, immaculately clean and the owners and staff can't do enough for you including parking your car and moving it around IF you leave the keys.
Breakfast is good and the location 5 minutes by foot outside the city walls meand you can avoid all those 'lovely' stag an hen parties.
I'll be trying to persuade my company to book me in here in future. Highly recommended.
Leak in the roof and building work - attitude too an issue
Ok, it sounds bad by the title, lets add context...
Arrived to find hotel covered in scaffolding (new dormer windows being fitted). This meant a lot of noise during the day - not a big issue though as we were mostly out and about and no noise at night (thankfully). But it was not conducive to relaxing for an hour or so before going out for the evening.
This was the lesser of our issues, we understand that building work needs to take place however, they could have mentioned this at the time of booking and manage our expectations.
Moving on: The Leaking Roof. As a result of the building work we found rain coming in through the ceiling during one of our nights stay - it was not too big an issue, but so easily could have been. We didn’t get the hosts up to sort it at 2:30 am but mentioned it the following morning, to the breakfast staff (very friendly by the way). We learned that another room had had leaks earlier which had soaked the beds.
At checkout we asked for discount for fact the roof leaked and why not? The attitude of the hostess left something to be desired and our conversation became a stalemate and we left... no discount.
Not really bothered about that (the discount), but really bothered about attitude...
a) a simple "hello, how was your stay, sorry about the roof" (did I mention that the owners never apologised once, the lady at breakfast did though) "hope it didn’t spoil things too much", would have gone a long way, in fact we may never have then asked about discount.
b) to be told [quote] we offered you a change of room [unquote] was surprising since this did not happen!
c) to be told we said that “it was no problem, not really a bother” was a nice spin on throwing our good nature back at us for not getting hosts out of bed at 2:30 am - to relocate us where...?... there was a no vacancy sign up! I wish we had of now.
d) to be told we already had a discounted room - I am sorry but we phoned the hotel direct to make the booking and were offered a price and not told it was discounted (it matched the tariff online).
e) to be told that her husband couldn't see where leak came through, in a tone that was accusative, as if we were making this up... sorry but patience running too thin at this point.
In a week or two I assume the building work will complete, the scaffold down, and everything made good. I hope the same can be said for the attitude.
Shame that the last 30 minutes of the stay spoilt it to the extent we feel incensed to write this.
My advice to the hosts would be to be upfront and friendly, make people welcome and engage with them.... it makes all the difference.
My advice to you... there are loads of other same price range hotels, chose wisely and keep visiting York, it is a nice place. We do, but this hotel wont get our custom, or that of any one we know.
Excellent B and B
We contacted this hotel after seeing reviews on Trip Advisor. I'm afraid we did mess the htoel about with our booking, changing our mind a couple of times regarding the date of our stay and then, for personal reasons, the length of the stay. The hotel was most understanding and accommodated us. We were a family of 3 and were put up in a lovely large room with one double bed and two single beds and there was still plenty of room so we were far from cramped. The room contained all the promised facilities, including a video player with the TV and chairs to sit on so there was no balancing on the end of the bed. Breakfast was a choice of cereals and fruit juices on a help yourself basis, but after that a lovely properly cooked fresh breakfast served at your table. We were very impressed with the hotel and the service with a car parking space available. Cannot tell you how they would deal with any complaint as we did not have any. Incidentally on our one night there we ate over the road about 50 yards away in the 19 Restaurant at the Mount Royale Hotel on the early bird menu at approximately £12 for two courses including glass of house wine also highly recommended.

We stayed just one night on a 6 day self drive tour of northern England.
Good quality B&B within walking distance to all of Yorks, attractions and raliway station.
Hearty English breakfast.
Good hot & strong shower that even a 7ft person could stand under!
Small carpark at rear but reception has to hold car keys as cars have to double park hence blocking those behind them.
I was only here for one night and spent very little time in the B&B but it was spotless, warm and breakfast was very nice. The receptionist was very helpful and all in all it is a nice place to stay.
However, it is very much a B&B and not a Hotel.
It is only 5 minutes from the centre of York which is a beautiful city and well worth a visit.

Hosts were a very friendly and accomadating pair. Hotel spotlessly clean. Easy to walk into centre of York. Hosts provided excellent info on where to eat in the evening. Best breakfast EVER.10/10. Have stayed here in the past and will continue to do so!

Spent last Bank hols in York staying 2 nights at this hospitable b&b. Room was spacious, fresh, modern, clean with a sparkling Xtra large shower (with pressure). Staff were friendly and happy to be serving you. Fab b'fast. Within walking distance of city but far enough away from noisy nitelife.
