Just perfect

Just spent 2 days in York and stayed at Southlands. Lovely hosts, wonderful breakfast, especially the fresh fruit. Absolutely spotless. Karen was very helpful with bus routes. Overall I felt completely at home.

Cosy, modern and friendly

Beautiful bed and breakfast, steve met us at the door and took our bags and 10 minutes later delivered champagne to the room as i had previoulsy requested for a specail occasion.
Room was beautiful and i felt really at home, i tend to have a slight phobia about cleanliness but need not worry staying here, it was spotless, i'm so pleased i chose to stay in this welcoming b & b rather than a less intimate hotel.
Very modern inside and very helpful when we asked the best sites to see, even sent us on our way with a big umbrella when we went sightseeing.
Lovely walk through rowntree park to the city, only took approx 10 minutes, York was a beutiful place and this was the icing on the cake.

just returned from a two night stay at southlands steve and karen are a very genuine couple that made us feel most welcome i could not fault anthing and shall be returning with other family members in the summer location is just right distance from .the town .Room and fcillaties perfect breakfast fab.

Totally Fantastic!

When we arrived Karen was extremely welcoming. She served us with tea andcakes as soon as we arrive which were greatfully received. Our room was immaculate and also decorated to a high standard.
Karen was extremely helpful with directions and also advising us on the local taxi service.
Nothing was too much trouble for either Karenor Steve.
Breakfast was a delight in itself. Again everything was spot on. If you required extra tea or toast it was there for you.
Both Karen and Steve are genuine people a pleasure to stay with andboth my husbend and myself will return in the near future with our daughters.
Karen and Steve if you are reading this, thank you for making a much needed break fantastic.

A lovely room. Clean. We were made very welcome, a tea tray was brought up to the room with cakes. A very fresh room with a seperate showerroom. Beautifully decorated. Stayed here with 2 young children (3 and 4). A little on the small side, but easily to do. A small downside is that there's no sitting room downstairs.

Excellent B&B

Have just returned from 2 nights at Southlands. From the warm welcome to the spotless rooms with fluffy towels it was a delight to stay. Our family took all 3 rooms and they were all very comfortable. I did have a preference for Room 3 that my children were staying in as it was bigger and lighter than ours(we had Room 1).The breakfasts were very tasty. It was wonderful to be in walking distance of York which saved all the hassle of car parking. I would highly recommend this establishment for a break in York and my only gripe would be a lack of a sitting room.

A Great Guesthouse!

Spent 3 nights at Southlands and it was great! Karen was a terrific hostess and made us really welcome. The room was spotless and beautifully decorated and the breakfasts were excellent. The location is also excellent - about 10 minutes walk to reach the city centre and car parking available at the guesthouse so you don't need to use the (expensive) city car parks. We couldn't have asked for better.

A Lovely B&B

We arrived late Friday evening after a long 5 hour drive. The owners greeted us at the door and helped us in with our luggage and then brought tea and mini cakes to our room. What a brilliant touch!

The room was quite large and perfectly clean. We had a room at the front of the B&B next to the street. At no time was there any noise what so ever.

The breakfast was amazing. The owner's cooked a full english breakfast each morning as well as had fresh fruit and cereal available. My husband and I were completely satisfied!

I must say that I have never felt so comfortable and welcome at a B&B. The owners were so pleasant and helpful. When we left the B&B on the Sunday they even allowed us to keep our car parked at the B&B while to did our last tour through town.

We really did have a perfect stay!

A Great B&B

Just returned from a two night stay at 'Southlands'. Made to feel very welcome on arrival by Karen and the tea and cakes were a lovely touch. Our room (1) was very nicely decorated and wonderfully clean and fresh. Lots of homely touches made the place feel welcoming. Breakfast was very good with several different choices and plenty to eat. Karen and Steve made us feel that nothing was too much trouble. B&B was well situated for exploring York and we managed to walk to most of the main attractions. Would highly recommend to anyone thinking of staying in York. Thanks very much

Wonderful, warm and welcoming Guesthouse

Just back from our overnight stay at this wonderful Guesthouse, highly recommended, I think it is the best we have stayed in. We received a very warm welcome and were promptly given a Parking Permit which allowed us to park right outside the guesthouse - very welcome on otherwise congested and 'permit only' roads. We were shown to our warm and cosy room - a double with a feature wooden headboard and footboard and offered a tea or coffee - this was in addition to the refreshments already prepaired and ready in the room. The refreshments arrived promptly, a pot of fresh coffee and a pot of tea plus two cakes on a tray. The bedroom was beautifully furnished with fresh white linen, a good selection of fluffy white towels and a beautifully arranged complementary toiletries basket. including a sewing kit and a nail file set There was also a complementary pack of facial cleansers and tissues. The refreshment tray contained two packets of quality biscuits and a good array of different drinks. The breakfast was superb - a bowl of freshly cut and very fresh fruit plus yogurt, cereals, toast, a full english breakfast or any other combination you care to order (there is a 'tick' menu for you to order the night before) fresh coffee already brewed on a filter machine, any amount of tea freshly made - already to serve in a lovely bright dining room. Great location too, approx. 10 minute stroll to York. All being well, it is on our future agenda to stay here again - highly recommended. Thank you very much Karen! (Steve was working so didn't get to meet him).
