Highly Recommended, good value for a 4 star bed and breakfast.
Firstly the room, good sized room with en suite bathroom, big wardrobe, flatscreen TV, and a nice view over the garden. Very tidy and was cleaned every morning.

When we arrived the host asked us when we would like breakfast and if we would like cooked or continental. The reason why this worked well was because the cooked breakfast I had was cooked just minutes before i came down so it was all perfectly fresh. Sausage, bacon, black pudding, tomato, beans and egg, with as much toast and cereal as you can eat! Breakfast was served in a private dinning room for just the guests and it overlooked the garden which was nice.

The host, Sue, was very helpful and polite always happy to give us directions and advise about the local sights. Would definitely go again and recommend it to anyone.

PS they have a very cute friendly dog!

One of the best bed and breakfast's we've stayed in. Very warm and welcoming. Breakfast was everything you could expect from a B&B, and the owner was flexible on our order's. The bed was really comfortable, we did not want to get up.

I have already recommended to family and friends and would certainly go back again.

One of the cheapest B&B's we could find in the city centre and good value for money.

Unique Quality: The views were amazing and it was hard to believe that we were 10 minutes from the city centre. There was free car parking and the owner was very knowledgeable on tourist information and events. (even gave us money off vouchers for free)

Easy to get to as only 5 mins in a taxi and also 5 mins walk from The Gallery of Modern Art and The Dean Gallery.

Directions: Close to Haymarket station.

Not recommended at all. Very expensive for what we got. Only one bathrobe that my friend and I had to share! Breakfast very, very disappointing - the so called full Scottish breakfast consisted of cereal, toast, tea/coffee and a sausage, streaky bacon and an egg. No tomato, beans, mushrooms, black pudding. My friend who is a vegetarian was offered a croissant even though the owner had plenty of advance notice of her dietary needs. The following day we were asked if we minded having breafast in the kitchen as she was too busy to lay the dining room and then she said "You don't really want a full breafast do you?" I was speechless - but she still took £80 per night from us.

Unique Quality: Nice and quiet and very comfortable bed but then for £80 and barely any breakfast I should hope the bed would be comfy.
