You cannot do better than the Ashlyn Guest House. It is spotlessly clean and comfortable. You will not find friendlier, more helpful owners than Peter and Lindsey. It is extremely good value at 45 GBP for a single. The included full breakfast in the elegant dining room is excellent, and you may even order special Scottish breakfast items if you tell them a day in advance. The location is out by the Botanical Garden and not near the downtown; however, the Lothian bus service (lines 23 and 27) is excellent on Inverleith Row (which turns into Hanover Street). A single ride is 90 P and a Day Saver Pass (unlimited rides) is 3 GBP. One bus stop is across the street and the other is about 200 feet away. Downtown or anywhere in between is like 10 minutes away. There is a comfortable sitting room with books and travel information. The only down side I can think of is that there is no elevator, so the upstairs rooms are not handicapped accessible. Not surprisingly, the Ashlyn Guest House stays pretty full. Be sure to make your reservation in advance.
