Not the fanciest on Earth, but this hotel proves a good stay for it's conveniently located to walk around Edinburgh's city center. For those who need to get rid of a car all day, there's a public garage within 10 minutes walk or less. It's otherwise possible to park right in front of the hotel at night but make sure to remove the car in the morning before getting fined. Ask the personnel for parking hours regulations.
Rooms size is acceptable, bring a binocular to watch the tiny TV. Breakfast is served in an elegant modern restaurant across the street in exchange for a coupon.

This little cutie hotel is super sweet. It’s right off Princess Street by 20 feet, so your right smack dab in the middle of the hub-bub of swanky swank shopping, dinning and upscale bars. I loved the place to death. It was like a grand bed and breakfast. There was no door service or dinning and breakfast was served at the over pretentious place across the street. Frankly I wanted to smack them one day and opted to eat elsewhere. They were too uptight for a hangover girl who needs to swill down some coffee and get a jump on the day. There was no mini bar here or po-rn on TV, and any of you who know me know I rate that as top of my list for must haves in a hotel, however, this place was just too sweet to pass up. My family and I stayed at Frederick House Hotel for three nights. We had been a little nervous based on some of the reviews on this site, but were pleasantly surprised. The rooms were in need of some sprucing up -- my mother described them as "a bit shabby," -- but they were clean, good-sized, and staff was helpful, especially when one of our party broke her glasses and needed to find a place to repair them.
The location was very convenient, just two blocks down from Prince's Street. The climb up to the Castle and Royal Mile is steep, but doable. We didn't have a car and had no trouble getting around town.
Small rooms but pleasant hotel

My wife and i visited Edinburgh and stayed here for 1 night (Saturday) in June.
From the outside, we thought "Hey, not bad - this place looks nice!" Pleasant old building with lots of character and a nice clean well signed entrance. Bit of an odd ground floor layout with the reception being reached by some stairs at the end of the hallway. The reception chap was nice enough but had ignored my request for a high floor and put us in a room on the 2nd floor. When i asked for a room with a nice view or even any sort of a view, he told me that all the double rooms faced out the back of the hotel on to another building and some kitchens. He was right, the view was absolutely awful and the kitchen noise from the building behind woke us up at about 6am the next morning! Rrrrrude!
Anyway, on to the room, it was really small and the bed was a queen size bed, not even a double. How ridiculous is that? My wife and i aren't small but we aren't fatties either and we struggled to both fit in this pixie sized bed together.
The room was clean and the bedding was fresh. Old tiny TV on a real old fashioned dresser with a drawer. A cupboard in the corner of the room had been turned into a wadrobe with hanging space. Nasty old fashioned green slightly patterned carpet but i suppose that's traditional and in keeping with the old building.
The bathroom was fine, quite small, with a powerful shower. It seemed neither old nor new - it had obviously been renovated in the last 10 years or so but was starting to show it's age.
The best part about the hotel was the location. It's right in the middle of Frederick Street which runs across George Street and was about 10 mins walk from Waverley Train Station. Good central location with taxis, buses, and lots of bars shops and restaurants nearby.
The breakfast was good too, it was served in a funky contemporary restaurant called Rick's, just across the road from the hotel. Dead posh food - "Different" to say the least. You'll know what i mean if you eat here!
I enjoyed Edinburgh overall and i'd say that our stay at Frederick House Hotel was ok, not bad, but to be honest for the price i paid, i expected a little more.
All in all, not a bad stay but just small rooms with a [----] view. Good location and clean so i'd give it a 6 out of 10.

Just back from a weekend trip to the Edinburgh Festival and stayed at Frederick House. Booked it online with some trepidation having spent a considerable time trying to get a central hotel at a reasonable rate - not possible for August!
An honest opinion? This hotel is clean and functional, staff are friendly, rooms are a reasonable size. Decor is a little dated but overall I would stay there again. Its 3 star rating is fair.
Fantastic Hotel

We stayed here in April 06, on a weekend away for the girls in Edinburgh. The location is absolutely fantastic - 2 minutes walk from Princes Street.
We got 3 excellent rooms - spacious and clean, with tv, tea/coffee making facilities, hairdryer and even an iron!
We stayed B&B and the breakfast was served in a modern diner just across the street - the food was excellent. We got this one night stay at a really reasonable rate so i wasn't sure how good it would be, but our entire group was really impressed, and we all said it would be our first choice for a good clean budget hotel in Edinburgh in the future.

Hi everyone.
Just wondering if someone may be able to help. This may seem like a silly question or not...
I am staying at frederick house, edinburgh from 17th-21st august and 28-30th august. Are there any public laundries near this hotel or somewhere i could possibly wash some of my clothes?

For washing your own clothes you need to look for/ask for a 'laundrette'.

I can't offer advice about laundries but I stayed at the Frederick House hotel about 6 years ago and it is in a good location just a stroll from Princes St and the Gardens. It was a nice family type hotel, rooms small but very well presented and clean. Breakfast was taken at a restaurant over the road.

The Sundial launderette at the bottom of Broughton St isn't too far from your hotel. It has an attached diner too....
