A great place
The Lodge Hotel in Edinburgh bills itself as one of the city's friendliest hotels, and this is not far off the mark. We thoroughly enjoyed our stay here. The room was clean and pristine, and the complimentary decanter of sherry was a nice touch.
Here's an example of this hotel's thoughtfulness:
We were checking out very early, and one of the owners, Jean de Roeck, was worried about us leaving on an empty stomach. She insisted on preparing a generous breakfast for us and leaving it on a tray outside our door.
The Lodge is a beautiful building from the late 1800s, and has a small free parking lot for guests.
It's located a good walk from Edinburgh Castle and the city centre.
Unique Quality: Parking lot was convenient, and the staff were very friendly.

Hi!
I'm looking for a place to stay in Edinburgh for 2 nights in August. Has anyone stayed at: The Original Raj Hotel, 1 Albert Terrace (Morningside), Sandeman House or 12 Derby St (close to Firth of Forth)?
Is there anywhere else that can be recommened - price range 25-40 GPB.

All the above seem ok (I've not been to any) but are a bit out of the centre of town. Ideally you want to stay near Grassmarket, Cowgate, Royal Mile, Old Town or New Town to be nearer to the centre of things.

I assume you know that August is when the festival is on. Prices often go up and most rooms go well in advance so it's best to book as early as possible.
Having said all this none of the places you mention are TOO far away - though you may need a £7-10 taxi to get back at the end of the evening.
