This resort's draw is obviously for pet friendly people and our room smelled of it. We arrived and were immediately bowled over by the musty smell of the room. When we booked we were told we were in the king size bed pool side suite which was supposedly just renovated. This sounded lovely. What we got along with pool side suite is pool side noise. Further renovations need to happen. Giving constructive criticism they should invest in dual pane windows to cut the noise of rooms next to the pool that they pull you in as an attraction. The bathroom had very slippery tile which is a bad accident waiting to happen. The shower in our room was a handicap shower with a shower curtain that does not go all the way to the floor, thus water flowed out of the shower to the bathroom floor out to the bedroom area which explained the musty smell. Between pet odor and damp carpet this was very unappealing. The Jacuzzi tub which was another draw had jets that pointed to the ceiling so when you turned them on water went everywhere. To try and combat the odors we turned on the A/C only to find about an inch thick of dust in the filter, no exaggeration. Taylor, a nice young man at the check in desk came and cleaned the filter for us, another good investment would be to clean or replace the A/C filters in the rooms ours was filthy. Parking is awful. They should have one reserved spot for the poolside suites, if you leave towards the evening be ready for slim and none parking which the staff admitted is a problem. About the only plus was nice kept grounds and the housekeeping staff seemed nice and friendly. The only thing I could think of that would make me return would be if I had a pet, other than that we left and went down to Harvey's and wished that Harvey's was our first choice. We would not recommend this place and will not return.

Recently remodeled facilities make this an excellent room choice. Knotty pine interiors, pine furniture, granite counter tops give this place a very appealing rustic feel. Ammenities include ceiling fan, A/C, remote TV with cable, in room safe, hair dryer, ironing board, iron, in room coffee, wireless internet, in room safe. Some rooms have balconies. Larger efficiency stlye rooms and suites also available.
We stayed at this hotel two seperate nights in Nov, 2007. On both occassions, rooms were spotlessly clean and well maintained. Staff was friendly and helpful. We paid about $42 total per night for a room on a week day night.
We also stayed at this hotel in a efficiency style room with kitchen in June of 2008 for four weekday nights, paying $60/night total. Room had a balcony, queen size bed, small kitchen area w/sink, cupboards, eating utensils, plates, etc, fairly large under counter fridge. Seperate bath area w/sink. Room had a ceiling fan but no A/C, which was not a problem but could be at times in Summer. Room was booked on the internet.
We also stayed one night in June, 2008 in a King bed room w/fireplace, midweek for $38/total, a real bargain, booked at front desk. Room had 27" TV, ceiling fan, A/C, small fridge, small microwave. Too hot to use the fireplace though!
This hotel compound is rather large with various room types/sizes in several buildings at varying prices.
Unique Quality: Multiple Pools/Hot Tubs, short walk to Casinos and Heavenly ski gondola. Very short walk to beach. Pets allowed for an additional fee, $15, I think..

The only reason I would stay here again would be if I was travelling with my dog and could not find another place to stay.
Overall, the customer service was appalling.
Also our room was in too much disrepair to be rented out. Walls were dirty. Carpeting needs to be replaced. There is no ventilation in the bathrooms, with holes in the wall above the shower. Window curtains had a huge hole and weren't strung up to the pulley system correctly. There were ceiling & wall lights that seemed to have no electrical switch connected to them. Drain plug in the bathroom sink was missing, meaning you could easily drop jewelry down the drain and lose it forever. Room was supposed to be non-smoking, yet there were cigaratte burns in the carpeting.

The 3 Peaks Resort offers a wide array of lodging, from a 5 bedroom rustic cabin to suites and regular hotel rooms. They have all been decorated in a pine decor, which give them a rustic feeling. All lodging was stocked with the best quality of towels of any hotel I have ever visited. The grounds are very spacious and include a wonderful pool, with a very large two level outdoor spa. Our entire family enjoyed themselves.
We reserved a room and unlike other reviewers they found our reservation when we got there. Unfortunatly they were out of rooms so they dumped us at a dive down the way. Didn't have the same size beds or the other details we had reserved. The nice folks at the dive said they get most of their business from them...
The room was really clean, and the location is awesome. We got upgraded to a suite and only paid about $40 a night. Our room had a fire place, good sized kitchen, and a balcony. During our 3 night stay there, we really didn't have any major problems. If you want to nitpick, everything was clean except the balcony which had some cigarette buts on the railing. The cool looking coat rack fell off the wall, because it was not screwed into the studs. And one time we asked the friendly front office for some dish soap, and the new employee said that he'd bring it right up. After waiting a while, I went down to the front desk, and he said that he called the room service, and they must have gone home. I'm not sure if he would have notified us that we would not be receiving any soap, but it was one of his first days. He was very friendly and found us some soap quickly. Overall this place was an awesome place. When we go back up to Tahoe, we would defiantly go back to this place. Other than the few small problems mentioned above, this place is chill and quiet. Another good thing about this place is that it is only two blocks from Raley's.
P.S. There is a really cool T.V. station on channel 6. It looks like there is a camera mounted on top of maybe Safeway. It is directed at the parking lot/street and plays relaxing music.
Reservations were cancelled with no notice.
Had read other reviews and followed up before I left.
Was told that they had never recieved reservation and was promptly hung-up on as well.
Do not stay at this shady-operation.
There are plenty of quality places to stay in South Lake Tahoe.
Stayed for 3 nights in March 2005. The staff were really unhelpful at check-in. We asked about the ski-shuttle and were met with shrugs. We weren't told about breakfast, but it didn't start until 8am, which was too late to get to the slopes!!
The room was spacious, and clean.
The hot tub was excellent.
They took a blank credit card slip, to cover incidentals, which wasn't returned at checkout, as the paperwork had been "cleared". I'm keeping an eye on my statements!!
Just got back from 5 days in Lake Tahoe with 2 kids (age 11/13). We stayed at 3 Peaks and was very nervous considering the variability of the review on this site. Found that hotel has recently been renovated and was spotless. Staff was helpful. Very convenient location -- walking distance to shopping, arcades, movies, grocery and eateries as well as to the lake and jet ski rentals. Nice to have internet access (free) in the lobby. We were in the "Junior Suite" and while it was a bit small (and we were missing one remote) it fit our needs -- toaster/fridge/coffee maker were helpful for breakfast. Very reasonable for the season and location and definately one of the newer looking properties.
Pool was nice and jacuzzi was also quite popular with the kids. A couple of minor nits -- there seemed to be some confusion about rates -- I was quoted one rate when I made the reservation, but when I received the online confirmation it was different and when I signed in to register it was back to the old rate (slightly cheaper). We were missing a remote control for the tv. No AAA discount during the summer.
We decided we aren't really fans of "Southshore" (just too busy in that portion of the lake), but definately would recommend for someone looking for an economical alternative in the area. We paid $94/nite for prime summertime, which was quite a deal based on my other calls.
My wife and I stayed for 2 nights with our 9 and 11 year old sons. Pretty much what we expected for the price. Kids loved the pool and spa. (This was the cheapest hotel we stayed in during our California vacation, but the kids favourite by far.) Beach was a block and a half away, which was further than I expected, but close enough, and we enjoyed it when we got there. Access to this private beach is a real plus-point for 3 Peaks. Free Internet access in the lobby was an unexpected bonus. Room was clean and tidy, but not very well lit - there should be more lamps. Also, it looked like the windows had not been cleaned on the outside for several years. Overall, it was a good choice with young kids.
