Everytime I go to South Beach I stay at the Delores. And I found this place totally by accident. I had to find a place on the quick because my hotel had lost my reservation and someone suggested Delores. I reluctantly went there expecting to find a dump. Boy was I surprised. Yes, this not luxury. But the room was spacious and clean, bathroom was new, and bed was ok. I didn't see any bugs or roaches. This is no frills and very basic. The front desk people were very friendly and helpful. And the best part...ridiculously inexpensive! Location is perfect...steps to the beach, clubs, and Ocean Drive. This is not a place for the romantic couple looking for luxury or for the person who stays in the room all the time looking for pampering and full services. But this is the perfect place for the person who is out and about all day and needs a great place to crash at nite that's cheap and clean. Most of all, every time I go back they remember me, and now I get a suite with kitchenette for practically no money. What a find!!

I agree with the last reviewer - the receptionist was curt and barley spoke English and was unhelpful. When we arrived he told us that we would have to move rooms the following day because someone else was checked into our room the following day...!!?? Didn't understand why they couldn't have the room that he wanted to move us to but anyway... we asked a different receptionist the following morning what was going on and he said that he didn't want to move us so we ended up staying where we were.
The rooms were very outdated, bright blue paint on the walls, no floor covering, I had to wear flip flops to walk around otherwise my feet were black with dirt. The fridge was dirty on the outside with a big blob of strawberry/raspberry stuff on the floor that was never cleaned. The shower plug hole was broken, there was a bit of cardboard stuck to the wall, probably covering a hole. The toilet was permanently stuck on flush. The sink moved when leaned on. The fridge made a noise unless the door was open. There were no safety deposit boxes available. The reception was not 24hours and so we didn't feel secure leaving our belongings especially when we saw some damage on one of the doors one morning.
Good points - the location is excellent. Walking distance to many bars / clubs. Chairs outside so good for people watching. The delores will do if you need accommodation on a budget. We ended up paying 131 USD per night on hotwire due to it being the winter music conference and availibility being low in SoBe. We got our final night in SoBe for 75 USD at the Royal Palm over the road and the Royal Palm was lovely. If you are young travellers on a budget then stay here otherwise avoid.
PS No wifi at the mo but they are getting it soon but it's easy enough to use other hotels cos they give you the password if necessary.

They totally screwed us over because we made a reservation and told the guy we were flying in at night he said it was fine. So when we arrived there at night it was CLOSED!!! we had all our luggage and dragged it down the streets trying to find a very last minute place for that night. We luckily found somewhere. The next morning we went to delores hotel to find out what happened and the guy that the cleaners closed early???! AND that we owed him money for that night EVEN THOUGH we didn't sleep there because nobody let us in!!! He said that we would not be able to keep the remainder of the reservation unless we paid him back!! what a jerk!! but everywhere else was fully booked so we had no choice but to pay him. THE room we got was completely roach infested- and dirty...they never cleaned the room!! we ended up leaving and going to the place next door Riviere who told us how delores has a bad name.

If you like to try a real "new" old Hotel in Miami, go now to Delores! Amazing change: it was a very cheap Hotel in South Beach, whith a fifties flavor...Now, it became a truly new Art Deco Hotel, and prices are still very, very interesting. I couldn't realize how this people changed all in only some months: new kitchens new air conditioning, new flat screens. Everything clean and new. I tryed near all of this kind in South Beach and Delores became the best. Also amazing: an ancient employee, Luigi, came back and became manager. He is italian, and knows everything about what European are looking in South Beach. I believe, really, the Delores became the best kept secret in South Beach.

My first room at the Delores had filthy sheets (a rather large stain, hair) and a missing light bulb in the bathroom. I went to the front desk, got new sheets and tried to change them my self. These new sheets did not fit. I went down to the front desk and the front desk attendant was very apologetic and gave me yet another set of sheets. This set included two fitted sheets. When I explained this to her, she once again apologized and gave me keys to a larger room. I must admit she was trying her best.This new room, however, was just as bad. The three pillows on the bed all had lipstick stains and there was hair on the bed. There were also hairs from who knows where on the toilet seat. The place is filthy. Absolutely filthy. When I explained the situation to the manager, he said "The maid cleans the sheets, even if there are stains, it's clean."
To me, it simply looks disgusting.

I booked a 2 star hotel thru Hotwire.com, and we got this 1 star quality hotel.
Our problems started as we arrive at that place and tried to park our car. No parking at all, and no help either. We were forced to pay $16 for parking that night in one of the private parkings. So, instead of staying here u can very well find another 3 star hotel for that whole amount u spend.
The rooms are very old and of low quality - no good for families.
The bed was making some sound, when i move on the bed.
Our next room occupant came at midnight and was banging the window to wakeup his roomie, as the main doors to enter the hotel was locked....no proper sleep for us.
No bath tub.
Scary place.

They booked it as a two star hotel and it is clearly not a two star place. I guess one good (or average) review on here puts it as that. There is no parking as it lists. No parking even nearby except several blocks away. The biggest problem is we walked into the room and both looked at each other and basically said "NO WAY" are we staying here! It was old and very outdated (the place probably hasn't been touched in 30 years). To make matters worse, I saw a dead roach smeared on the picture next to the bed. Then there was a hole in the wall leading to outside where the air-conditioner is. Next, the bathroom is a disgrace. Mold and Mildew and Rust everywhere. The sink mirror had it and the hole in the wall, and the shower floor had rust and mold all over the floor. I would not shower in there if you paid me. Nor would I stay there. We decided to leave immediately and hope to find another hotel.
We did find another hotel with the help of the Holiday Inn (they were sold out) worker who called another place for us. We stayed at the Traymore hotel down the road on the beach side.
It is not a super glamerous place but compared to the Deloris Guesthouse it is a four star improvement! It was kept very clean with a large room. The bed was a very nice comfortable King and the bathroom was extrememly clean (with a bathtub). The rooms run about $70 & up but there is also meter parking across the street(free after 5pm - early am) which is all we needed for the night or you can valet park with them if you choose. Ask for Rosie the manager...she was super! Very friendly place!!!

Almost didn't stay...glad I did....Great location and good for the price! My room was a studio..which was good, clean and I didn't have any roaches...the staff was as nice as expected (the Italian was very nice and hospitable....)I would stay again it's definitely not "The Ritz" but all around..it was very cheap and I loved the location...
Unacceptable

Great location. Full Stop. If this hotel was in Egypt it would be just acceptable. In the USA it is not. We booked in for four nights, stayed one, and that one only because we would have lost our deposit. The receptionist was curt, barely spoke English and completely unhelpful. The rooms were small, sparsely furnished and the "kitchenette" was an alcove with a fridge and a few utensils. It was clean and there were clean towels. When the taxi drivers don't know where a hotel is you can draw your own conclusion.
Check the place out.

Stayed here with some friends during the music conference and I must say, we enjoyed the place, We rented room 21, (bedroom suite) remember people not everyone will agree on a hotel they all have their pros and cons.
Pros: it was CLEAN, NO BUGS/ROACHES/ANTS, very comfortable, had a home feel to it, sofa bed, fridge, the works. dresser, very large closet space, 2 nightstands, celing fans, A.C. table for 2. Staff was helpful and nice, we were able to have guest at anytime of the night and have them over for as long as we wanted (this is a big deal since I have stayed at others hotels in South Beach and have been told by the staff that I would have to pay extra if I had people past 2 hours in my room) the location is great, walking distance to all (gas station very close open 24 hours, sandwich place)
Cons:
My room was not cleaned daily and one set of towel I received didnt look all that white (Truthfully not a big deal we just didnt use it) Sink dish was broken(Another thing that didnt matter to us) after a certain time there was no one at the front desk but at many places I have stayed at I have seen that happen including a marriott hotel. No safely dep. box
During the conference the price was slighty increased but on a regular night it would be a great steal.
