You really can't go wrong by choosing the Greenview. The hotel is located in a perfect location if you are going to enjoy South Beach for it's beaches and retaurants. If you're there to enjoy Ocean Drive every night, then you should choose another spot. It's located on 17th street and so it's quite a bit of a walk to the heart of the action on Ocean Drive. Other than that, it's perfect. It's 30 seconds walk from Lincoln Road and all of it's stores and restaurants. There is a citibank adjacent to it.
The room (215) itself was very nice and not as small as people make it seem. I mean, how much room does someone need? Having said that though, I'm from NYC and used to smalled quarters. The staff was very nice, the lobby was spotless and I've had much worse continental breakfasts. They have some OJ, croissants, bagels, and mini-muffins along with creamcheese and strawberry jam.
As a previous reviewer said, the windows are not soundproof, but what hotels in SoBe are?
They have a very nice little courtyard with little tables where maybe 10-15 people can sit and drink coffee or write in their journals.
A great perk is the internet access in the lobby (high speed), but I have to say that the 15 minute limit is not observed as much as I'd like.
They have an elevator for those people with bad knees or heavy luggage.
Overall, for $125 and even cheaper rates in the offseason, a very nice choice.

THIS IS A WARNING TO ANYONE CONSIDERING BOOKING THIS HOTEL!
I have stayed at the Greenview many times since 2000 when it was run by the Rubell family.
This hotel is now owned by a company called PEGASO hotels and what they did to us (an many others) was deplorable.
I booked 2 rooms at this hotel in March 2007 for a stay in Dec during the Art Basel Weekend.
I called the hotel twice during the year to confirm the reservation as I know how hotels sometimes love to lose reservations. They were confirmed and ready to go.
When we arrived on Dec 5 we were told our 2 rooms were not available due to a water pipe "leak". They moved us to the Malabo hotel miles away which did not have 2 rooms for us - only 1.
The Malabo told us that our reservation was moved to their hotel on Nov 15!
We went back to the Greenview and the manager told us that they gave away our rooms to higher paying guests. They offered us a room in downtown Miami which was unacceptable. When we told them that we needed MIAMI BEACH they said they would do nothing.
We stayed at the Crest which had a cancellation luckily and paid 3 times the rate we had confirmed.
The Greenview did not honour the reservations of at least 7 other people (that I am aware of) that weekend.
Directions: South Beach
This place is a breath of fresh air! After walking around (and doing whatever else) in Southbeach, you arrive back at the Greenview, with it's inviting simplicity, cool a/c, and classical or jazz music surrounding you. It's such a welcome relief from the maddening South Beach scene.
The rooms are small and very plain. The hotel itself is pretty small, more like a B&B in many ways. There's also an above average continetal breakfast.
And, while they don't have a pool, you can use the pool at the Albion hotel around the block if you'd like.
I'd stay there again in a minute.
Unique Quality: Simple, clean, straightfoward, yet fashionable. Low key and attitude free.
Directions: across from large municipal parking lot; diagonally across from the Jackie Gleason theater.
