A really well laid out timeshare resort
Although there were no shops etc. on site, it didnt detract from the experience as everything was on the doorstep outside of the complex. The standard of accomodation is superb, and it never changes year on year. It was never any problem to have things fixed (lights, garbage disposal unit), and any problems were dealy with very promptly. The apartment had everything in it that you would have had at home, possibly more so and the quality is at the top of the range.
Unique Quality: Based on Lake Bryan, it has lake frontage with a man made beach. there are watersports activities to enjoy, and it was just nice to sit out by the lake in the early evening to enjoy the closing of the day.
The pool was just the right size, over crowding was not an issue. the childrens pool was just big enough and the spa pool was just right. Next to the pool was the gym/fitness area and the games area. there were daily activities for the younger children (fairly low key) always carried out in a safe area.
the whole place is set far enough away from the main road that traffic noise was not an issue, yet close enough so you didnt have to travel too far to get to the road.
This was just the place to relax after a hard day of enjoying yourself.

There are a couple of small ponds around the accomodation blocks that that have some nice small easily caught fish in. The small white egrets are more than grateful and will wait next to you to be fed.
There are bigger sportier fish in the lake

Loved The Embassy Grand Beach

We got a 2 bedroom will at the Grand beach with my 7 year old son on Christmas night. The place was huge. The kitchen was nice and very accomadating in keeping our eating out costs down. The washer and dryer made our lifes alot easier. I will definatley return. I alreay made another reservation for the 3 bedroom villa.

Visited Orlando April 11th - 18th, 2006 and stayed at the Grand Beach Vacation Resort.
NO PHOTOS BECAUSE: The condo we stayed in looked just like what you see on this website: (--) Go to the virtual tour. It looks just like that!
1.) FRONT DESK STAFF "okay". Seems once you warm up to them they get a little better..
2.) CHECK-IN: If you are arriving AFTER 6/7PM CALL and ensure they are aware you will be a late arrival. This ENSURES you will have a room.
3.) ACCOMIDATIONS: 3 BDRM 3 FULL BATH CONDO was very clean and the A/C was even on the 3rd Floor of a 4 floor the NO-SMOKING building. There is an elevator!!!
4.) LOCATION: This Vacation resort is located a SHORT DRIVE to DISNEY. 10/15 MINUTES from Universal Studios & Islands of Adventure! <<<---- loved this place (o: 15/20 MINUTES from SEAWORLD. TARGET is 8/12 MINUTES away WAL-MART is 5 MINUTES away GOLDEN CORAL just up the street as were a few other places to eat.
5.) PRICE: I listened to the Timeshare pitch therefore the price was deeply discounted [in my opinion] for the accommodations under $80 a night.
6.) INTERNET ACCESS: They ONLY had "dial-up" while we were there :-( The day we were leaving there was a tech there to install HI-SPEED access. Not sure if they were going to charge for it.
7.) There is a COMPLETE KITCHEN to cook breakfast for your family. coffee maker, toaster, stove, refrigs, etc.
8.) POOL: There is okay size pool.
9.) HOUSEKEEPING/MAINTENANCE: There is none unless requested and the cost is like $50 to clean the condo. Save your $$$ and do it yourself. Maintenance: They weren't really needed.
10.) PARKING: Not bad...if you return from a fun filled day at the theme parks late in the evening you will have to park a short walk from your building.

Cleanliness Needs Work

My family just returned from a week spent at the Embassy Resort Grand Beach, and it did not measure up to our expectations. The location of the hotel is very convenient to Disney World and attractions outside of Disney, and the grounds seem to be fairly well maintained, but that is all that this hotel has going for it. First, the furniture looked shabby and the decorating needed a lot of work, but cleanliness (or lack thereof) is really the main issue here. One of the beds had stained pillowcases and a hair on the sheets so we had to purchase out own bedding, another bedroom had a bad ant problem, and the third bedroom had a a roach in a drawer filled with our clothing along with a broken window with a bees nest. The kitchen was not clean - the table was covered in a layer of filth, and the carpets and slate floors were not clean either. On the exterior of the building the staircases were not blatantly not clean or maintained at all. When we complained to the hotel staff they offered to spray the room for bugs and replace our linens, but when on vacation no one should have to deal with these maintenance issues, particulaly for the amount of money being spent.
A great vacation

Spent last week at the Embassy Resort Grand Beach and our family really enjoyed it. We are a family of 5 - three boys 9, 6, & 3. We had a 3-bd and were really able to spread out. The boys had fun at several of the activities the resort offered. We spent 5 days at the WDW parks and always came home exhausted, but were able to get fully rested for the next day in our place. One point, there is a sign when you first come into your room about pool towels - and that we would be charged $10 for each "lost" one. There were none to be found in our room, but some were quickly brought up after I called the front desk. We were supposed to get 8 - but only got 7. I was concerned we would be charged for the "missing" one and called again to let them know. No problem - they made a note of it. After our mid-week cleaning the used towels were removed, but no fresh ones replaced them. Again, I called and some were quickly brought up. Our rooms were very clean with a fully stocked kitchen that we took advantage of each morning for b-fast. The staff were all very nice - and especially accomodating when we arrived in the a.m. the day of our check-in and they got us our room right away. We would definitely stay here again!
Nice 2 day stay

My wife and I had a very pleasant stay at the this resort while traveling thru Orlando to SC. We stayed in a 1 bedroom which was a little small....certainly if another person would have been with us. The unit was cleaned and we had an excellent view of the lake. We did not use any of the activities. We also did not partake of the free offer of breakfast and gift. However we had to be firm in our decline of their invitation. Otherwise, the staff was very helpful and pleasant. The couch in the living room could be updated...it was beginning to show its age.

We just spent Thanksgiving week at the Embassy Vacation Resort in Orlando. It was the first time we did not stay in a Disney property. After staying at this resort we will never stay at a Disney resort again! The unit was large: 3 nice sized bedrooms, two of which had king-sized beds and large bathrooms. The third bedroom had twin beds and a full bath across the hall. The kitchen was well-stocked and large enough to cook a full meal. There is a nice-sized screened porch off the living room. It was very relaxing to have a cup of coffee out there before tackling the parks! The staff was very attentive. I called down the day before our arrival to ask about early check-in. Marge, the manager on duty, was very helpful and even had high chairs delivered to our unit before we arrived. We did receive one call about becoming time-share owners, but we declined to attend their presentation and we were not pressured any further. Our unit was cleaned daily since we were renting and not owners. It was heaven to come back after a long day to find that the unit had been vacuumed, the beds were made and there were fresh towels. We found very few faults in this resort. Our unit did have kind of a funny smell when we first entered, and the lock to the unit would not hold the door shut unless the deadbolt was used. Parking could be difficult to find late in the evening. We were very impressed by the resort as a whole. As a family of five, it was great to have space to spread out and a place to make breakfast each morning. Even though it was a peak week at Disney, the drive to the parks was under 10 minutes. The pool and the the grounds were well-landscaped and clean. We highly recommend this resort!
Roach Hotel

My family and I stayed at this resort and we're terrorized by cock roaches. The staff was very sorry for the inconvience but they never offered another room. They said they would spray, and that would had been okay until my 12yr old woke up and there was one in the bed this is unexceptable. The room was old and the appliances, furniture was very old & and just overall unclean.
