We arrived in Brattleboro at dusk and this was the first place to stay. What a find! It was a beautiful old house in a wonderful garden setting. The hosts Tim and Amy were warm and welcoming. The room was beautifully decorated, very comfortable and the bathroom had a fabulous deep, deep bath.
Breakfast was a real treat. Unfortunately, we were on our way through to Canada and couldn't stay more than one night but we were tempted.
We stayed at this inn over New Years and found it to be a lovely place to spend a couple of days. The owners run a very clean and pleasant bed and breakfast. They are helpful and unobtrusive, The breakfasts are very good, and nicely served. They have complimentary coffee, tea or soda all day. You can feel very confortable here.
40 Putney was great. You never quite know what you're getting with a B&B, but 40 Putney was one of the best we've stayed in. The room was nice and clean. The bathroom was large and the breakfasts were great!
All in all a great stay with very nice innkeepers.
PS - the snacks and water were great!
My husband and I went to Forty Putney Road for our 5 year anniversary. When we arrived we found a mini-bottle of champagne and a note in our room. Needless to say, we were impressed from the start! We enjoyed a fantastic meal at TJ Buckley's which the innkeepers Tim and Amy recommended. That night after dinner we relaxed in the hot tub with our champagne and a view of a snowy winter wonderland. I felt like I was in a movie! The next day we walked downtown and enjoyed a great day of shopping and lunch at a cute pizza place called fireworks. That night we hung out in the pub at the B&B and had a fun and informative conversation with Tim the innkeeper, shot a few games of pool and had a cookie sundae from their small menu. This was by far the best anniversary yet. I have to say that this place looked great online, but was even better in person!
We really enjoyed our stay; the room and the breakfast were amazing but the best part of this place is the friendly atmosphere. Tim and Amy really go out of their way to do everything they can for you, and the pub in the main house is a great place to relax and chat. It was nice to have a cute, romantic room to retire to, and a convival, friendly common space to meet the owners and other guests. We will definitely be back.
My fiance and I decided to stay at 40 Putney due to the reviews here on Tripadvisor. I was really pleased to see they were all true. We needed a relaxing weekend escape from NYC and this place was really perfect in all regards. It's owned and run by a young couple who really seem to care about the quality of service. Being a young couple ourselves, it was nice to stay in a B&B that wasn't too stuffy and had a nice relaxed, yet classy vibe to it.
The rooms are all uniquely and adorably furnished, with cool original fixtures in the bathroom. The breakfasts Amy cooked were amazing, as well as the midday snack left out for everyone - more like a gourmet dessert! The property is very pretty too but also very close to town, so we had the best of both worlds within walking distance.
Highly recommended.
Found this gem on the Internet (thanks, Trip Advisor), checked it out for a 24-hour "no kids" getaway and LOVED it. Finally, a B&B for the "rest of us" -- that is, those that like it a little less "doily" and a little more "hip." Great job with the renovation of this home and grounds. The in-house pub with "host" Tim is an awesome place to hang out looking at the restaurant menu book for Brattleboro, try some obscure (but awesome) brews, play some pool in the parlor and prepare for a nice evening out. Amy does a wonderful job with breakfast and together they offer a perfect combination of comfort, quiet and "cool". . .can't wait to return.
Forty Putney road is the epitomy of a perfect bed and breakfast. Not only are the rooms meticulously clean and stocked with amenities, the grounds are stunning and the food and beer are fantastic! It's not everyday you find a water front inn within a mile's walking distance to great shops and eats. Tim and Amy are the friendliest of hosts and have made our stay at Forty Putney Road one to remember. We will be back!

We want to let travelers to Brattleboro, Vermont know that Forty Putney Road B&B, run by owners Amy and Tim Brady, is a beautiful property that provided us with a truly memorable stay. We went to Vermont for a civil union ceremony and from the first contact with Amy and Tim (owners), we were made to feel special. They offered us their facility for the ceremony and we took them up on it. It was beautiful and Tim even took photos for us and provided a disc upon checkout for us! The property is beautiful (inside and outside) and Amy's breakfast is unique and delicious! Perhaps the most surprising aspect of Forty Putney Road B&B is the pub that's just off the sitting room! That was an unexpected surprise! It's cozy and comfortable and we were able to get ot know our hosts quite nicely. Will we return to Forty Putney Road B&B? Yes! We've fallen in love with Vermont and Brattleboro and to us, Forty Putney Road represents the state and the city tremendously!
just spent the weekend at 40 putney- we had the entire inn for our party- our daughter's college graduation.
the rooms were so clean and well appointed-we were able to see all of them because we had the whole inn.
the innkeepers were very accomodating- we had a cocktail party at the inn's pub and amy and tim went out of their way to make sure that every detail was perfect.
the grounds were lovely- plenty of flowers and flowering shrubs and trees- it made for a beautiful setting.
very relaxing weekend. we can't wait to return.
